The premium market of Kolkata, comprising locations such as Chowringhee, Rawdon Street,Ballygunge and Jodhpur Park,among others, witnessed the launch of a number of high-end residential projects in the past one year in locations such as EM Bypass, Chowringhee and Rajarhat.

Rajarhat is currently the best-performing market of the city. Factors such as well-planned existing and upcoming road networks, the proposed metro connectivity within Rajarhat and with other locations of the city, and proximity to the international airport as well as the employment hub of Sector V have helped this micro market perform better than the rest of the city.

Hello, I have heard that the premium residential zones of Central and East Kolkata do not seem to impact the city’s residential market prominently due to their constricted market size. Is this correct?

Hi kaustav, If you talk about central Kolkata yes due to unavailability of lands I don't think new launches is going on. from the investment point of view I also don't think this area will give more capital appreciation but definitely you get rental value in this area.

Salt Lake and Rajarhat is witnessed good demand. A 2BHK apartment of standard size and regular facilities commands Rs 10,000-12,000 per month and a 3BHK unit comes at price of Rs 16,000 to Rs 20,000 per month. The fully-furnished apartments with better facilities and amenities command a premium of Rs 5,000 to Rs 7,000 over regular apartments on lease.

The prices are not expected to see any change in the next 3-4 months. but the market may see up to 10 per cent price escalation after March 2014.

Hey I heard that the developers have cut down their margins, which has given a sales boost in this sluggish market and has given a good opportunity to get same property at 5-10 per cent discount.
