Good question Shivshankar, I guess this is approved by the government and then they are trying to imply it. This might take good time to start... atleast the polices are good !
I think people, Builders need to use low cost technology. For instance, IIT Madras recently constructed a two-storey building using cost-effective glass fibre reinforced gypsum (GFRG) panels. :)
Guys this is one of the including factor of the new technology, in fact the new techniques also they want that state government must take a proactive role in activating affordable housing schemes and should work on PPP platforms with builders to develop such projects.
Importantly they have included factors like, The RBI should bring in policy changes for accommodating the demand for loans in the affordable housing category. Which i hope will really help the sector to grow!
I think in this whole scenario Government should take an initiative. They should provide infrastructure status to affordable housing this will make low-cost housing more affordable, as the sector will become eligible for sops, including tax incentives.
Actually this issue should be tackled by both builder and government. Current demand is in urban and semi-urban areas and needs to be addressed by the real estate players. At present, builders are mostly offering premium homes, whereas the demand is higher for affordable housing in the Rs 5 - 25 lakh category.
Yes i also heard the same news, actually there is a a lot of supply crunch in India compared to the demand. I think to meet the demand the builders are coming with new technologies.
This is a good idea, with India facing a shortage of around 18.78 million homes, the reason behind falling sales is the mismatch between the price range of the housing offered and the type and costs of units demanded.!!! letc how much stability they can bring!
