Q: GOOD DAY SIR, I WOULD LIKE TO BUY A GRAMA NATHAM LAND AT URAPAKKAM, LAND OWNER HAS A UNREGISTERED 20RS STAMP PAPER SAYING THAT HE IS THE OWNER AND HE SAID HE DID NOT OBTAIN PATTA. IM IINTERESTED IN THAT LAND. IS IT POSSIBLE TO MAKE A REGISTRATION ON THE PROPERTY ON OWNERS NAME ITSELF. WHAT IS THE REGISTRATION NORMS AND FEES.?

Hi Vishno,

As you are saying that owner has received patta in 2008 during DMK rule and 5 years down the line, the land can be registered, I suggest you that not to take any decision in a haste while registering the land. Kindly take the help of an advocate who would be better person to resolve the issue.

i found one more land at urappakam, the land ownerhas give POA to a person, who is dealing with me. He says that in 2008 the owner has received patta(issued in DMK party period) in which it says that after 5years it can be registerd. He doesnt hv any other document. the total land area is 1090sqft. he receivd patta for 950sqft. No valid registered document. Is it possible to do registration of that land. Pls advice me...

Hi, regarding your query it is illegal to get the registration done on unregistered stamp paper. Since the owner is not possessing a valid patta it is always better not to progress ahead with such illegal property as you may face disputes in future. Better to take the guidance of a legal adviser in this matter and proceed further.
