Gurgaon Pataudi Road locality Information

Q: Hi have heard a lot about Sohna Road but not much about Gurgaon Pataudi Road , whereas I have gone through news and reports which says,this is one of the five hubs of development in Gurgaon. Commercial hubs are providing direct and indirect employment to approximately half a million people. I would like to have some good discussion over this topic.

I think Sohna is a better place to invest in considering some upcoming projects by players like Homestead and some more. The location seems to be very good with lots of exciting hubs nearby and a lot of scenic beauty.

The project offers 2-, 3-, and 4BHK units with all lifestyle amenities.Orris’s Carnation Residency is another modern group housing project over 26 acres, strategically located in Sector 85, New Gurgaon, and around 1km from NH-8.

And SARE Group’s SARE Green offers 2-, 3- and 4BHK apartments in Sector 92 on the main Gurgaon-Pataudi Road. It is over 50 acres and offers a host of amenities like an exclusive club with swimming pool, tennis courts and space for other indoor games.

Guys how about the developers and project?? Which are the key developers who have invested in this area. Also share the price trend of the area. It will be great if any one suggest two good projects for investment as well as end use purpose.

Some of the key players in this area such as Ramprastha, 3C's, Raheja, SARE, Sidharta Groups have come up with a wide range of their residential projects like: Ramprastha City, Greenopolis, Navodya, Royal Green and NCR Greens.

Currently these projects are available in the range of Rs 3,500-4,200 per sqft. With increased occupancy and further development of IMT and SEZ, this area will develop as new suburb of Delhi.

There were expectations that the trend of price rise in this area will continue, however the recent de-notification of some of the proposed SEZ land will pump more supply in this area.There are new residential sectors that have been added to the right hand side of Pataudi road as we travel from Gurgaon to Pataudi.With the large supply expected in a years time and the prices nearing saturation, this is no longer a value investment for an investor and prices will for now remain firm but not appreciate too soon. Those who had invested in this area can look to book profits

Yes i agree Gurgaon Pataudi Road is an investment prone area for now. Secondly, in NCR all the areas are growing, none of them are developed totally. With new residential projects the areas are getting developed day by day. According to the new Gurgaon-Manesar Master Plan 2021-25, the availability of land for development has opened up huge possibilities, mainly in the new sectors along Gurgaon-Pataudi Road, which has a decent chance to emerge as a growth corridor in the near future.

For end uses. the positive points are :

# Greater Connectivity with all over NCR areas

# Green Land all around

# Industrial belt coming up

# Till now no traffic issues, as its an Highways

The negative point end users should keep in mind are:

# No grocery shops available

# Area is under developed

# It will take 5-6 years for proper development.

As per my idea, there is a draft development plan for Pataudi which is being prepared. There are few roads that are operational and few development are on the list:

** Gurgaon Pataudi Road : widening of Gurgaon-Pataudi Road to 135 metres, and the sectors roads to at least 60 metres.

**KMP Expressway : was the driving force behind the rise of Gurgaon-Pataudi Road, as a potential destination for investment as well as a catalyst for projects like Special Economic Zones (SEZs) by Reliance and the Raheja Groups.

** Gurgaon-Dwarka Expressway : With the advent of these commercial projects, a number of projects in the residential segment have also been launched. Gurgaon-Dwarka Expressway is expected to emerge as a lifeline to Pataudi Road, as it provides a direct link to the IGI airport and will drastically reduce travel time between Delhi and Gurgaon. With traffic congestions mounting on NH-8 and the MG Road, Dwarka Expressway will become the preferred route to Gurgaon.

** Industrial Model Township (IMT) Manesar is just 4km from Pataudi Road.

**It is adjacent to the Manesar Industrial Estate and next to the proposed Reliance Special Economic Zone.

Gurgaon Pataudi Road located at the foothills of the Aravalli hills. You are true, this area is not much talked about but Gurgaon-Pataudi Road is set to emerge as another axis of industrial and commercial development.
The availability of land parcels for residential and commercial development is one of the main factors driving development in this location.Pataudi emerge as growth corridors in the near future.

With infrastructure developments gaining ground Pataudi, it will emerge as one of the good real estate corridors in the near future.Other significant factors are the proximity to the airport and the forthcoming educational,hospitality and infrastructure developments.Pataudi was a princely state, which was ruled by nawabs. With the rise in demand for housing, Pataudi (along Gurgaon-Pataudi Road) has today become a cluster of real estate development and industrial set-ups.

This is very interesting area and developers are using this platform as an hotcake for investment . I have had a word with few brokers, they stated that the area is under development, there are no malls and commercial estates are present and it will take around 5-6 years to come up as an residential hub. What do you think ? That for now this is only a investment purpose area ?
