Q: Since the layout is within CMDA limit as written by the seller, it is not clear wheter the layout has CMDA approval. Without CMDA approval, it is not worth for a penny.
For your kind information, I have already booked a flat in MS Supradeepam recently. Though the locality is still under Gram Panchayat, got it clarified from sales person that once the registration is done, one will be obtaining the patta and the approval will take place in 90 days.
Came to know that once the property is booked and registration takes places, the builder will immediately apply for transfer of the same property from Panchayat and will get the CMDA approval done in 3 months time. Anyways it is always better to consult a lawyer during the time of registration and transaction.
Since the layout is still under panchayat board and not got required approval from CMDA, is it worth to invest ones hard earned money in this project. When will it get the CMDA approval?? Can anyone highlight on this point and give proper justification as I don't want to take a chance by investing in this property??
Hi, got in touch with the sales executive and he said that as off now the layout is under Panchayat board. Once the registration is done, immediately it will get approved from CMDA within 90 days. Also mentioned that all documents and titles are clear.
