Q: Can anyone brief me about the locality as I am new in Bangalore and planning to invest in Indiranagar?

Hi Gaurang, Even I am also planning to buy a property in Indiranagar for investment purpose. What I feel is The Aeris Residences is a better project than Krishvi Bougainvillea

Krishvi Bougainvillea is a mix of single level and duplex apartments, there are a total of 7 exclusive apartments with state of the art features and facilities. I do not think you will get any apartments in this budget as the price of the apartment starts from Rs 3.06 crores excluding registration.

The estimated possession date of the project is by June 2014. The project is known to be approved by BBMP and banks like Corporation Bank, Bank of Baroda and HDFC.

Which are the good projects coming up in Indiranagar and what is the price range?

There are around seven projects coming up in Indiranagar. They are: Pride Picassa, The Aeris Residences, Marvel Amora, Gopalan Admirality Court, Gopalan Admirality Royal, Gopalan Admirality Premier, Krishvi Bougainvillea. The price of the apartment ranges from Rs 97 lakhs to Rs 8.03 crores.

How is the connectivity and accessibility from Indiranagar to the other parts of the city?

The region is easily accessible from major destinations of the city. It is merely 10 minutes drive from Airport while M.G Road and City Railway Station lies at a distance of 4 km and 25 km respectively. It is linked by Airport Road, Swamy Vivekanand Road and Old Madras Road to the various regions and areas of the city. The track lines of the Metro (Namma Metro) was inaugurated on 20th October 2011 from M.G Road to Byappanahalli via Indiranagar.

Indiranagar 1st Stage is a good locality but if you want you can check Indira Nagar Defence Colony is one of the most posh areas in Bangalore. Very near to metro station, supermarkets, restaurants etc.

In the July-Sep quarter of 2013, the locality price depreciated to Rs 8467 per sq. ft.

hey nice discussion is going on. The area is good to reside in but there is traffic problem during peak hours and garbage problem is also there. I am staying in Indiranagar and I have seen the beautiful parks in Indiranagar have started wearing an ugly look because of the garbage dumping near parks.

1) As per the DNA-IMRS survey of Bangalore’s Best Localities, indiranagar is the best and top most region to reside in out of 20 regions.

2) It is a posh region where new commercial areas like 100 feet Road & CMH Road are booming up. It is considered to be one of the costliest regions according to numerous surveys.

3) The region is surrounded by Old Madras Road, HAL 2nd Stage, HAL 3rd Stage, HAL Airport Road (old airport), Halasur, Jeevenbheemanagar and Thippasandra. It is conveniently located and well connected to the rest of the Bangalore by Airport Road, Swamy Vivekanand Road & Old Madras Road.

4) Indira Nagar possesses almost all the basic requirements which would engross the residents. The locality features Indira Nagar Club, Country Club, Rotary Club & Senior Citizen Club.

5) There are numerous educational institutes, hospitals, eateries, big shopping malls, life style show rooms, supermarkets, ATMs, famous restaurants and lots more. The majority of the commercial spaces are spotted between 80 feet & 100 feet Road.

6) The region is blooming up day by day and is a high value area. Hence, the real estate prices are rising steeply. Indira Nagar has become one of the high street of Bangalore City, which has lead to the tremendous escalation in the property prices here.

I would advice you to go with Indira Nagar I St Stage is a great locality to live in. The metro station is located here. There is also plenty of public transport in the form of auto rickshaws and buses readily available. Indira Nagar I St Stage is very close to a number of IT Tech Parks namely Bagmane Tech Park, Embassy Golf Links and RMZ Infinity. These are located around 5-10 minutes drive away.
