Who are the main real estate developers in the area? and what is the price trend?? Which are the upcomming projects in the area ??

Hi Manisha, the main real estate developers in the area are Ireo, Parsvnath,Homestead, Raheja, Tata, Silverglades, Goldsouk (commercial) who already have landbank in Sohna which is known. Many of them are comming up with townships and affordable housing solutions with towers and 1/2/3 BHKs as well as plots in gated communities.

hi, the land values in Sohna are much below Gurgaon and thus are a great attraction for investors. Plots in Gurgaon are priced at almost Rs 1 lakh per sq yd. Sohna offers a similar plot within a range of Rs 30,000-35,000 per sq yd and that too just 8-10 kms away.

Sohna does offers a greater scope of price appreciation, but is good only for those who have a long-term investment horizon. The plots in Sohna are considered to hold a potential of offering ROI of almost 30 per cent per annum.

@manisha- Many township projects have been announced and many where construction has started as well. Eldeco group at Sec 2 sohna is offering 2-3 bkhs, homestead infrastructure pvt ltd has a 138 acre project in Sohna. Central park -3 plots offers plot size of 250/ 360/500 sq yds, Raheja's Aranya plots of size 158/243/304/357 sqyd are available at a rate of 26575/- PSY. Tata housing is also launching a luxurious villa project at Sohna.

Hi, i will list down the projects - as per my understanding-

1. Township project from Homestead Infrastructure offering 2 and 3 BHKs of prices Rs 27-48 lakhs and a discount of 4-6 lakhs as pre launch discount. The project is expected to be completed by 2017.

2.Township project from Eldeco builders on 13 acres of land offering 2/3/4 Bhks of prices ranging from 57-93 lakh rupees and with a booking discount of 5-8 lakhs , expected completion is by 2017.

3. Township project in 12 acres land by ILD developers offering 2/3 BHKs in price range of 65- 90 lakhs, expected completion in 3 years time.

4. Two luxury apartments from silverglade developers called "The Melia" and "Labarnum 2" with around 1000 units per project and prices starting at 68 lakhs and 70lakhs respectively. The amenities offered includes unique landscaping, kids playing area, swimming pool, well-equipped gym, clubhouse and community hall outdoors game, indoor game along with excellent security system.

Hi Harmeet, sohna is 42 kms away from Indira Gandhi International airport which comes to just 45 min drive on sohna road and gurgaon expressway. The nearest railway station is Gurgaon railway station that is 28 kms. There are many interstate buses and local city transport buses that connect sohna with Gurgaon.

@Harmeet - Sohna is directly connected to Gurgaon via Sohna Road. There are many projects that is ongoing like the Kundli-Manesar – Palwal (KMP) Highway linking NH8 to NH2 which is just 4 kms from Sohna and a dedicated Freight Corridor linking Mumbai and Delhi. These projects are expected quite close to the town and is projected to have a positive impact on the place.

@Manisha: There are many schools in Sohna and a handful of them are quite reputed as well like the DPS in Maruti Kunj, KR Mangalam, Euro Kids, Pathways World School, GD Goenka World School, Ryan International School etc... Sohna has government run civil hospital within the city limits and one can always go on to Gurgaon-Sohna road that has many known names like Medanta The Medicity etc.

Colleges like Shiv Murti College and Nirankari Baba Gurubachan Singh Memorial College are in Sohna as well as KR Mangalam university and GD Goenka college of engineering that are within the radius of 5km.

Manisha, i can give yoy some pros and cons to help u decide...
Pros are :
* The prices are quite affordable.
* Many known real estate developers are having projects here.
* Is at a comfortable distance from Gurgaon and its IT hub
*Master plan -sohna has many advantages in future for its residents.
* Best for investment in long term of say 5 years and above.
* Apartments and plots are best investment areas.

Cons will be that it is a developing area and the safety aspect in terms of travellling after dark etc...

But then if its is a township that you invest in....it will have its own security system and once you are within the limits ...u are safe....

Hello Manisha, Sohna has started its tiny steps towads development with the Sohna master plan 2012 which plans to create an IT hub here. Also, under this plan Industial model township(IMT) sohna is being projected and there are a lot of residential and commercial projects that has been started around this. Many people have opinion that sohna is good for a long term investment say 5+ years and with less capital.

Hey plots and apartments are available with many reputed builders selling both. One can easily get a 2 BHK at 12-15 lakh range in Sohna now in underconstruction and soft launch projects, if you are a professional worker in Gurgaon, Sohna would be a affordable housing option for you.
