DDA land poolings effect on noida and gurgaon prices

Q: hi...do you think that the dda s new land pooling policy will bring down property prices of noida and gurgaon

well the reports says that almost 200 villages in the outskirts of delhi has already been identified and earmarked under this scheme.....

well the areas are land along the NH-1, Akbarpur and Mazrain north delhi while in North-West Delhi it is Rohini and Narela,

In West Delhi it is Najafgarh and Dwarka and in South Delhi villages of Masoodpur, Kishangarh, Chhatarpur etc.have been selected among other areas......

Hi Mr Pranay,
As per my knowledge, This policy aims to prevent , selling of lands with out the owner's consent. This policy assures fundamental changes in the way of acquisition & development of land ,in Delhi. The first Master Plan of Delhi was formulated in Year 1961. Then the policy of DDA was acquire large chunks of land, directly from the land owners, at a price determined by DDA.

DDA would then undertake the master planning & then sell/develop the land piece by piece. In the past couple decades , the demand surge from the consumers actually made the supply from the government stable inadequate & hence the majority of supply was created by Private sector. The government continued to rest on the provisions of the Land acquisition Bill 1894,which was seemingly unfair to the land owners, for compensation as we as rehabilitation.

With the many instances which happened in West Bengal, AP, Haryana & Noida etc, it became increasingly clear to the govt. that forceful acquisition can not be a tenable & legal method. According to this policy ,DDA would set up a separate institutional framework with officials from DD A's finance; accounts; land management; planning; legal & engineering departments.

In my point of view, Delhi master plan is designed to accommodate an additional population on 10 million people, as well as facilitate the creation of almost 1.6 million dwelling units. & this land pooling policy being the first of many innovative ideas towards the vision to reality.

well Bhawna, in this new policy private realty developers can acquire land directly from farmers or landowners who are willing to come under this scheme.... and they instead of geting compensation gets to keep 40-60% of the developed land

yes and DDA will develop the needed infrastructure in such areas and also provide housing for the weaker classes on that land... and private developers gets to keep a chunk of the land for further development and sale..

hi...some are of the opinion that the prices of property in Noida and Gurgaon could fall with over 70000 acres coming into the delhi market

well i think so too...with availability of fresh land in delhi.... the insane prices prevalent in gurgaon and noida might just come down to a more sane level....
