can any 1 tell what all areas are effected, i have already booked a flat at (Eco Village I)....secondly what is the current status, 2 months time in not huge ?
Don't you think that because of this issue the future of realty market in Greater Noida will be in danger? On the other hand home buyers of Noida/NCR will scare of buying property in those areas.
Definetly Hritwik... this has already scared of prospective home buyers in delhi NCR... there is just 5-10 enquiries comming in...and because of the uncertain situation the builders are not taking any booking amount or giving new bookings... the future is very uncertains and will depend on the supreme courts decisison in this case..
Mukesh, the Allahabad high court has already decided in favour of the farmers andhas asked the builders nad authority to give the land back to farmers in 2 months time... the greater noida authority too has appealed to the Supreme court to put a stay that it has refused....only time will tell as to what will happen to the people who have already booked and paid money....
yea and the builders too are in a jiffy as many have started construction and some projects ar e more than 50 % completed... it these are razed it will be huge loss to them... andI am not sure what the farmers will do with the land that is already lacking in soil fertility due to the use of concrete and cement...
well shilpa that is a separate issue in which the court reponded to petition filed by the Noida Extension Flat Owners Members Association and issued notices to 6 builders to give answers in regards to harrasment and delay in giving flats and cancelling of allotments...
Shilpa, the future is very uncertain...and as per the High court ruling the farmers should get their land back...if not it will be considered as contempt of court and that may create further problems.
middle class home buyers are in avery tight situtaion.... guess the real estate agents and the authority might compensate ... but nothing can be said now..
Hi Darpan, the farmers of greater noida west had moved the Allahabad High Court saying that they want their land back and the court had passed a ruling in their favour in 2011..... the greater noida authority moved Supreme Court but it refused to allow stay on the verdict.. the authority then agreed on a pact with farmers by allowing them a further 64.7% compensation. but the situation now is that the High Court still says that the farmers be allowed their land back....
well, more than 12 builders and 26000 flats is already under construction in the area...this village called Patwari. more than 24 projects are ongoing and many have completed more than 50%construction also.
yes Dhananjay...the future is still quite uncertain. The high court has ordered the authority to give back the land to farmers in 2 months time whereas the builders have asked investors to file and appeal in the same time frame....
guess NEFOWA is of the opinion that the court should consider the welfare of the middle class home buyers also. with the approval of the master plan ..many had hoped that the pace of construction will increase and they will get their flats quickly ..but this new ruling has greatly damaged that scene....
yeah!! but the greater noida authority had registered these land right.... and how could the construction be started without proper approvals? the builders are at fault in that case....
well Shilpa, NEFOWA is Noida Extension Flat Owners Welfare Assosciation... and it is this body that is representing the middle class people who have already paid money and bought the flats in this area... they plan to agitate against the real estate company and the greater noida authority.
