As I think so far that the social infrastructure of the region is still under progress, it has started taking shape with the setting up of multiple eateries, hospitals and educational centres. Okayama Friendship Garden, Sinhgad Hospital, Dr Litten Patil (Hospital), Sinhgad Dental College & Hospital, Sinhgad College of Engineering, Sanskar Nursery (School), S S Agarwal English School, Sws Veg Pizzaria and Sawai Veg Restaurant are some of the popular landmarks in the region.

Yes krish, I think you are right in some extends that is area is showing fast developing as a destination for high-end luxury residential projects in the region. The buyers comprise of top level corporates and flourishing businessmen.

Hi Rohit, I think your budget is quite compact to take the advantages of various options, definitely you get good project in this area in your budget but the area size is smaller. The area is also ruling the roost for rental accommodation. Currently, a 1-BHK unfurnished apartment is available between Rs 5,000-10,000 per month and a furnished or semi-furnished is available between Rs 10,000-15,000 per month. For a 2-BHK apartment, one may have to shell out between Rs 15,000-20,000 per month. Thus, if you are eying an area with the potential of a healthy return on investment without compromising on infrastructure and connectivity, then Sinhagad Road is definitely worth a visit!

Another important factor contributing to the growth of the area is Nanded City, a proposed 700 acre mega township. The commercial area of this township will have several corporate houses, IT companies, animation and gaming companies. This is expected to create many job opportunities, which in turn, will fuel the housing demand in Sinhagad Road.

Yes Rohit, I too came to know about it some time back. It seems that Sinhagad Road has registered a whopping 38% returns. Since buying a property in Pune city is beyond the imagination of a common man, many are flocking the city suburbs and its peripheral areas, since land is quite cheap and is affordable.

Sinhagad Road has evolved as a potential option for home buyers and investors alike. If you had purchased an apartment in Sinhagad Road for Rs 44 lakhs in December 2012, you may well be able to sell it for Rs 61 lakhs by now - an appreciation of Rs 17 lakhs in one year.
