Q: Hi, i heard that there willbe additional charges charged for properties in Noida and Greater Noida..Discuss.

CREDAI has already informed its members that this compensation has to be paid and so the prices has to be hiked.as as benefit to buyers the builders will not levy any builder charge from them.
The greater noida authority has already put this additional burden of Rs 2014 per sqr mtrs on realtors in its area.

well this translates to a buyer paying an extra amount of Rs. 70-100 per sqr mtrs in Greater Noida and the Noida rates are yet to be finalised. A flat owner of 1000 sqr ft area house in Greater Noida will have to pay Rs. 55-60, 000 or more on possession.

Yea Anil, this is because of the hiked land compenstion to be paid to the villagers as per the HIgh court order. Rs 1800 crore has to be distributed as the highcourt hiked the compensation by 64% to farmers of 39 villages.

Yes... it seems like the Noida authority is working out a plan on how much to recover from realtors. And there is no way of not levying these additional charges as the payment has been given to the farmers. Old and new allotees both have to bear the brunt. And even old allottees are included that includes around 30 000 bungalow owners and more than 35 000 flat owners of noida authority flats and buyers of flats from realtors will have to pay the amount..
