Q: Kindly tell me how is Ulwe locality. Is this area the best locality to invest in Navi Mumbai???

Can somebody guide me about some good projects coming up in Ulwe as I am planning to buy a 2 BHK flat in this locality.

Yes indeed Ulwe is a good property destination. Since localities like Vashi, Kamothe, Kharghar, Seawoods and Sanpada getting exhausted. These localities have very limited land parcels that is available for development. Thus Ulwe is next big option as there are significant land available for development. Hence this locality will definitely see a rise in demand for property prices in coming years.

Hey Suresh,
Heard that the property prices are steadily increasing by 25-30% in last 5 years. Real estate experts have predicted that Ulwe is going to be a major real estate destination and a successful planned city in another 5-6 years time. Above that Reliance is also owning 4300 acres of land in Ulwe and most of the land will be used for residential development. Reliance is also planning to develop the land into international township with good no of schools, hospitals, and other various social amenities.

In fact there are quite no of good hospitals and medical centers which are located in and around Ulwe. The hospitals have all the latest facilities like operation theaters, X-ray rooms, pathology labs, OPD, experienced doctors and surgeons and 24 hrs ambulance facility, ICU, CCU and ICCU wards. List of some of the hospitals situated in and around Ulwe include:

Since I have age old parents who are 70+, want to know if there are any good hospitals and nursing homes situated in Ulwe so that it will easy for me to take them to hospital in case of medical emergency.

Hi Abhi,
In my opinion I think you should invest in a property in Ulwe as the land rates are quite cheap and affordable when compared to localities like Seawoods and Vashi. Though rates are exorbitant in Vashi, Ulwe is the best choice to buy or invest in a property. It seems that in last 5 years the prices of the properties in Ulwe has appreciated between 25-30%. The average price per sqft that is prevailing in Ulwe is around Rs. 5700 per sqft.

Hello Praveen,
Ulwe is well connected by road and rail modes of transport. Ulwe is well linked by JNPT Road and NH-48. It is also easily accessible via NH-4, Sion-Panvel Expressway and Thane-Belapur Road. As the locality is developed and maintained by CIDCO , it is going to be the major successful planned place to live after Vashi. The proposed metro project between Navi Mumbai and Ulwe will be the turning point. There is also a proposal to construct a new international airport which is coming up near Ulwe. Ulwe will be also be connected through Seawoods-Uran railway line and proposed trans harbor link.

The metro rail link will improve the connectivity with this locality, which is currently lacking mass rapid transport system. Presently Ulwe is connected with the important Thane-Belapur Road through Uran road which further connects to JNPT Road. The office market of CBD Belapur is located at a distance of approx 7 kms. Panvel is about 18 kms from Ulwe.

Ulwe is turning out to be one of the fast emerging locality in Navi Mumbai with property market getting utmost priority in recent times. Since many residential projects are coming up in this locality, the land value as well as the prices of the properties are getting dearer. The locality is surrounded by Vashi, Belapur, Uran, Kharghar and Panvel.

Yes I totally agree with your point. If one has a look at Ulwe, in recent times the area has grown far and wide in current times. The area has many no of reputed schools, colleges, hospitals, restaurants and entertainment zones and hence there is a huge demand for properties in Ulwe.

Yes Ulwe is emerging as one of the fast emerging locality in this part due to good connectivity and rapid infrastructure available. Since the localities like Vashi, Nerul, Panvel, Kharghar and Sea Woods almost reaching the saturation level, Ulwe is the most preferred destination in present times.
