Q: It seems that posh and luxury units are available for Rs. 1-1.5 crore in Koregaon park and Sopan Baug.

Todays real estate market bubble is turning to pune from mumbai. and both locations are upcoming with new projects. and koregaon park is superb area.

The development of Sopan Baug into a premium residential location is due to the unavailability of land space in Camp, located at a distance of 3-kms. Its proximity to other premium places, such as Koregaon Park and Kalyani Nagar, has made it a preferred location for premium and large residential spaces. Property values in Sopan Baug range between Rs 8,000-10,000 per sq ft. While in Koregaon Park, the values range from Rs 9,000-12,000 per sq ft.

I would like to add that being an old-developed locality close to the city centre, Koregaon Park has very small tracts of land available for new development. After spending Rs 1-1.5 crore in Koregaon Park, buyers are offered amenities, such as Internet and Wi-Fi, personal bars/lounges, DTH television facility and laundry services. With the railway station and the Pune international airport being within a radius of 5 km, Koregaon Park is well-connected to the city.

If anybody is looking for property then Koregaon Park and Sopan Baug is the ideal location to buy property. Since these two localities are coming up with maximum no of new projects , the demand for the property is more. And more over these locations are centrally located in the city and are within a distance of 4-5km from each other.

Hi,
I heard that Sopan Baug offers almost 90 per cent of its properties in 3 and 4-BHK units, in the budget of Rs 1 crore and above. The sizes of these units range between 1,500-2,500 sq ft, and they comprise of almost 87 per cent of the total supply in the market. While most of the developers in this locality handed over possession in 2013, there are still a few that are slated to be delivered in 2014.
