As per my overall experience with Pacific Development Corporation Limited who has properties like Pacific Estate, Pacific Hills and Pacific Golf now, are not in fair practice, as for example their channel partner took money from us in the name of booking and we are running pillar to post for a simple copy of agreement between Pacific and us. We wrote to Pacific they their channel partner took money from us, they say that it was not in their notice, so can not help. Also, their previous project of Pacific Estate was seized by authorities, due to deviation from original plan, similar happened in Pacific Hills, and what will happen in Pacific Golf God Knows. Beware of buyers investors. Use common sense and also see that they commit and deliver and who are associated with them while taking payments. There are cases of cheat and fraud in their project.
how many of us see the approval letter, approved map, and approved floor plan before booking,please don't be in confusion that if bank is giving loan mean flat is fully legal i have given the example of rock valley residency.
@Sundeep, You are absolutely right. All that glitter is not gold. We people should be very careful while we buy or make an investment in any project because it is our hard earned money. We must ask for the approval letter, map, floor plan before booking.
prasad ji i do not know similar issue was with rock valley residency apartment dehradun,they have initially launched three BHK project later they raised a two bhk tower having 6 floors,sbi is giving loan on that two bhk flat even though that two bhk flats are not approved by MDDA,when i raised this issue with sbi they said it can not be possible sbi has checked that this project is fully approved , They only called the sales team of rock valley and said two bhk flats are approoved ,I was interested in buying two bhk fllat buy as the company was not able to show me MDDA approval documents I did not bought the flat in that project ,real estate buiseness is very very messy
state bank of india has communicated me that they have approved only 30 two bhk apartment but i do not understand how they are building 60 two bhk flat in this project?i contacted state bank for laon
Hi Sundeep, If such kind of issue related to the project then why SBI is offering loan for this project. If it is illegal in their knowledge then why didn't they try to make a conversation with the developer that i can only issue loan for 30 apartments? Why are they still issuing loan for this project? Few more bankers like HDFC, Axis etc.are associated with the project, why didn't they raised the issue.

Hello Shilpa, As per the word with them, the construction work has started 6 months back and up to 5th floor the construction work has finished. So, they will offer possession on time i.e. 2015 end. Yes, the project has got all the approval by the Dehradun Development Authority and the basis of approval they started construction work and got approval by the leading bankers.

Your welcome, Pacific Hills By Pacific Development Corporation is located just opposite Missouri Diversion near Rajpur Road at Pargana Pachhawadun in Dehradun. It is a prime location of Dehradun and this project lies on the main road. It offers 2/3/4/5 BHK 656-3300 sq.fts, @4200/sq.ft but there is a chance for negotiation up to 100 sq.ft. It is G+6 apartments having 333 total nos of units. 60% of the units have been booked but you can get availability on 1st and 2nd floor according to your choice.
Well Prasad, I think you too have a unit in this project that is why you know a lot about this project? How far is the civic amenities from the project site? Which are the nearby schools and hospitals of this locality. Is it a developed area?
No, i haven't booked yet but i am planning to book so i have to do a lot of exercise to get all this information. Because it is a matter of our hard earn money. Pacific Hills at Rajpur has a good location advantages. All the civic amenities are in just a few mtrs away from the project sites. Arya International School and Pistol Wood Schools are at a 100 mtr distance, just back side of the project there lies a Max Hospital, vegetables market is in 100 mtrs distance, nearest bus stop in a few steps and Dehradun railway Station is approx 7 kms from the project site. So, according to me it is a good project for investing.
I don't see that Properties of Pacific are good investment, first what they say and deliver are different stories. Hills project once also sized by authorities. Their channel partners are in to fraud and cheat and dupe money from anyone. Beware of them, else pacific team never helps in such cases, they just ignore clients as if they are not aware of. So be careful, there are other good properties in Dehradun location, quality and cost wise.
Hi Sundeep, It is personal experience which i wanna share with you that don't go on rumors. If you have any such query in your mind contact developer or their sales person. Internet is fast means of communication so anyone can write anything for anybody. I personally had a word with the developer and their executive as well regarding your issue and found that their is no such issue with the project. You can go for it.
