IT professionals form a major chunk of home buyers in Rahatani, as Hinjewadi IT Park is located at a distance of 8-kms. Since Pimple Saudagar is saturated in terms of new developments and available stock, buyers are spilling over to Rahatani. Apartments having 2-BHKs of upto 1,000 sq ft area, are the most consumed properties here. Since, the developers are offering properties in line with what is being demanded, Rahatani has grown at a fast pace. Within the last two years, the property values have grown by almost 35-40 per cent.

Hi,
The roads in Rahatani are getting better by the day and are also being connected by the Bus Rapid Transit System (BRTS). Running from Kalewadi to Pimple Saudagar via Rahatani, the BRTS is expected to be open to the public by April 2014. We expect the prices to witness a major bump after the BRTS becomes functional.

In fact the developers are focusing on creating smaller homes that attract middle-income home buyers. Since most of the land parcels in this area are owned by individuals, developers are getting into small-time joint ventures and developing small gated communities which offer facilities for daily needs such as shopping centers and clubs.

Capital values in Pimple Saudagar have become out of reach for many home buyers. Having developed to a large extent, the new developments are now shifting towards the nearby areas, Rahatani being one of them. Presently, Rahatani is a substitute for Pimple Saudagar. There are several known city-based developers having their under construction projects in the area. Buyers can find properties within a budget of Rs 40-60 lakhs.

Yes you are 100% correct. Rahatani has come as a relief to those middle income home buyers, who cannot afford a property in Pimple Saudagar anymore. Located at a distance of just 3-kms from Pimple Saudagar, Rahatani offers properties at a cost difference of almost Rs 400-500 per sq ft.

Hey Pravakar,
It seems that property values in Rahatani range from Rs 5,000-5,900 per sq ft, whereas in Pimple Saudagar, one has to shell out almost Rs 5,400-6,300 per sq ft. Accordingly, a 1,000 sq ft apartment that costs Rs 54-63 lakhs in Pimple Saudagar can be bought for Rs 50-60 lakhs in Rahatani.
