Q: Possession date, maintence rate, carpet to built up area ratio.
Budget is max 2 crores, want a min 2000 carpet area - 2x2bhk's combined or a 4 bhk which has possession by latest end of the year or readily available

I always wanted to buy my own home to reside with my parents.recently booked a 3BHK in the Bayview towers in hiranandani upscale in eggatur omr. it was such a great apartment . it was spacious, with big windows and the balcony was my favouraite. I just loved that mesmerizing view of the bay of Bengal from the living room he even listed us the amenities we would be getting. we won't even believed that we would get such an amazing apartment . we would be moving in our apartment by the end of the June . I am really excited to be in my very own apartment. by the way they even have 2bhk for you so dont worry

I think there is no fixed ratio of super built-up to built-up or carpet area. Generally, the ratios in the Chennai market are 70:30 (super built-up to carpet).

Hello dear, Loading factor gives you the percentage difference between the carpet area and super built-up area. Loading factor when added to 1 and multiplied by the carpet area gives the super built-up area. Loading factor is calculated as follows:

Super built-up area = Carpet area (1+ loading factor)

I'm a newbie to this forum and this is my first post. I'm living in Chennai, I was planning to buy an apartment from very long time. Recently I selected under construction project and I checked out the details and the builder has a 3BHK flat with super built-up area of 1500 sqft. when I asked about the carpet area he said it should be around 10500 sqft. I just want to know what is the basic standard for carpet area and super built-up area?

Super built-up area is one of the most commonly used term by the builder while describing the size of an apartment. It is also called as a saleable area. and calculated as:
Super built-up area = Built-up area + amenities and common areas (proportionate to the unit)

Built-up area or the plinth area is the total size of your apartment unit including walls, sit-out, balcony, terrace and utility.It is calculated as:
Built-up area = Carpet area + walls + utility + balcony

Carpet Area is the area enclosed within the walls of the house, office, retail space etc. It is the net usable floor area within a building excluding the area that is covered by the walls or any other areas specifically exempted from floor space index.

What is the difference between Super Built-Up Area vs Built-Up Area vs Carpet Area?

Carpet Area of a property is defined as the net usable area from the inner sides of one wall to another. Basically carpet Area includes of the carpet area of the demised premises, toilet areas within the demised premises and dedicated service areas for the demised premises.

Built-up area includes the carpet area and thickness of external and internal walls & columns. It is typically 10 to 20% more than the carpet area and is also known as the plinth area.

Super built-up area commonly includes amenities, such area of lift, corridor, and lobby, proportionately divided among all flats. The commonly usable areas, such as a swimming pool, garden and clubhouse, may also be included in SBA.
