Meerut locality review

Q: Hi, Is investing in meerut a good idea..I work in delhi and am looking as end use purpose in a time gap of say 3 years.

Hello, i sure agree with Harilal, even the social infrastructure too is quite good here, Meerut is the largest supplier of sports goods and largest manufacturer of musical instruments in India. There are many small and large scale industries here. There are a number of higher education institutes like engineering, medical, management, pharmacy etc that are operational so, it can develop as a major educational area as well..

Hospitals are quite a few, probably no big names but good enough to get quality health care like the Military hospital ,Meerut cantonment general hospital, KMC hospital and research centre, meerut hospital, Green hospital, Anand hospital to name a few and not to forget the LLRM medical college and dental hospitals.

Thank you Imran, the area does look good as end use area... can you list me some of the good projects that are coming up here.some that are in construction and will be ready for possession immediately on in 1 or 2 years.

Hi Tushar, you can look at Ansal Courtyard and Town. These are 2 projects by this reputed builder located on Meerut-Modipuram Bypass and NH-58 . The projects have 2BHK and 3BHK flats as well as G+2 independent floors of 1,256 sq ft in the Ansals Courtyard project. The price of 2BHK flats is between Rs 23 lakh and Rs 25 lakh.

The project is at an advanced stage of development and possession has already been offered in some of the phases in both these projects.

Hi Tushar,
Low cost and availability of land coupled with the government incentives to boost construction and other activities have boosted the real estate prices as well as investors interest towards this town. The prices have trebled in the last two years as per the property experts. Although the old town has a lot of congestion, infrastructure and crime related problems, the city outskirts are just the opposite. The city outskirts like the Meerut bypass, Hapur road, Cantonment road, Mawana road, modipuram and Muzaffarnagar highway are attracting good developments. The area also enjoys good infrastructure, sound planning and security

As compared to Delhi, the local demand in Meerut is less but is fast gaining with many new colonies that are loaded with features coming up . The people too have more disposable income and are quite conscious about their lifestyle that is further boosting the realty here. The price appreciation here has been more than 70% in last couple of year

Hello , Well yes Meerut is a very promising real estate zone in NCR for the middle and upper class buyers. with the improvement in infrastructure and good connectivity to delhi and expected faster and efficient connectivity to delhi has made this place a hot spot. you work in delhi and there is still an existing work force in meerut that travels daily to delhi for their jobs. Once the rapid rail, metro and the expressway is completed, meerut will become a good destination. so you can use it as an end use area as well as the social infra is quite developed with many schools, colleges and universities here.
The realty market in Meerut is riding on the crest of increasing demand, boosted by large availability of land at low prices

Hi, sure, schools like DPS, New Delhi public school, Euro Kids, sophia school , the millenium school, St.Mary’s academy are a few good ones here..

Colleges are many you have many inter-colleges as well as Meerut institute of technology, Meerut college, international institute of fashion technology, LLRM medical college to name a few.

Also has 2 Universities namely Sardar Vallabhai Patel University of Agriculture and Technology and Chaudhary Charan Singh University earlier known as Meerut University.

Well, being the upcoming real estate zone in the NCR and with improved infrastructure and proposed excellent connectivity with Delhi has attracted most of the major real estate players like Supertech, Ansal API, Ansal Housing, Alpha G:Corp, Era Group, etc,to launch their projects here. Meerut does offer reasonably priced houses in a daily commutable distance to middle class buyers who otherwise cannot afford a house in Delhi.

The price of residential units in the secondary market ranges from Rs 1,600 to Rs 1,800 per sq ft and even the fresh property is available in the range of Rs 2000-2600 per sq ft. The MDA is pro actively supporting new developers and developments in the area by offering consolidated land parcels and easy conversions.

The government too has planned to make superior connectivity a major boost to this city and planned is a 6 lane expressway, rapid rail as well as extending Delhi metro till Meerut.With all these developments and good projects by reputed builders, Meerut will soon be among one of the destinations to contend for in next two to three years time.
