Eyed as a well-developed area, the locality boasts of a number of upmarkets and lifestyle facilities along with state-of-the art amenities. Equipped with some of the renowned schools and colleges, along with a fully-functioning transport system, not to mention the Metro which connects Domlur to other city centres, the locality has indeed upped its value both from the commercial and residential aspect.
I completely agree with Mr Gairik. Along with the basic amenities, the area also offers a number of malls and high-end designer attires. Factors like such has helped the locality earned brownie points, as per real estate experts. Riding on the back of affordable capital values, the locality has been in the spotlight for the last few years , and is expected to be in the news for quite sometime now.
With the consumption of the major commercial spaces in Bangalore, demand for an office location in the city has been on a rise ever since. Renting a commercial space around prime locations, may seem next to impossible and fall out of the affordability range. In such a case, the bye lanes of Domlur seem to be the only viable option now. To avoid the burden of skyrocketing rentals for commercial space prevailing in the city, Domlur has emerged as the next probable low-priced alternative.
I agree with you Gairik, the old homes are made available to buyers at 30-40% lower than the market price of the area by the developers. Such a crunch for space has led Domlur rise up as the next possible commercial destination for property buyers.
According to market experts, the rental price for commercial spaces in Domlur is slightly higher than the rentals for residences.
Some of the good projects in Domlur are: Vantage Place, Embassy Manor, Mittal Mermit Auriga, Buildafina Golf View, Sunanda Residency and Sampangi Enclaves.
I am staying in Domlur and the property prices are increasing because many new projects offering multi-storey apartments are coming up in this locality and the area is well equipped with social infrastructure including schools, hospitals, banks, shopping facilities. It can be a best option of buying an apartment in Domlur.
The reason why the property prices are rising is because of the ideal location and commercial real estate development taking place in Domlur. The area is in close proximity to Indira Nagar, Kodihalli, Old Airport Road, and HAL. Domlur is well connected to the rest of the city.
In last quarter of 2013 the rate per sqft was Rs 6600 and now it is Rs 7900 per sqft. The locality has seen 19 percent appreciation in the Jan-Mar 2014 quarter.
As per market reports, the locality is tagged as one of the up-market areas of the east, the locality is brimmed with a number of properties, which are above the range of Rs 90 lakhs. At the moment, the locality boasts of six new residential projects, launched recently. The price of property in the micro-market runs between Rs 6800- Rs 8600 per sq ft.
