Hi Sundeep,
In order to get a permanent record for future, it is necessary to register any document related to property. There are certain documents that need to be compulsorily registered under Section 17 of the Indian Registration Act 1902.

If the property value is less than Rs 100, the registration of the sale deed is not required. And if it is more than Rs. 100, all sale deeds need to be registered.

The sale deed should be registered with the Sub-registrar of Assurances within four months from the date of execution of the document. Incase if you are unable to register within the prescribed time limit of four months, the document can still be registered. For that you have to write an application to the Sub-registrar of Assurances asking for further periods not exceeding four months with prescribed fine.
