Q: I was planning to buy a property in Anna Nagar . Please let me know if it is a good idea to buy a property for end use ? Is the locality safe ?

What is the ongoing price trends in Anna Nagar ? Which are the good projects in Anna Nagar which is worth investing? Can you tell me the price details as well.

@Gurmeet: In the July-Sep quarter of 2013, the locality price appreciated to Rs 9082 per sq. ft. In the Oct-Dec quarter of 2013, the locality price appreciated to Rs 9125 per sq. ft. In the Jan-Mar quarter of 2014, the locality price s have remained to Rs 9125 per sq. ft. The average price per sq ft of the locality will be around Rs 10,000 or above.

How is electricity and water supply here ? Please let me know about the real estate growth rate also ?

@Gurmeet: As far as I know Anna Nagar East water supply comes from the Chennai Public Works Department . The electricity supply in Anna Nagar East is managed by the Tamil Nadu Electricity Board. Anna Nagar East has the Mogappair and Padi State Highways nearby. It is a developed area and the Rate of Investment (ROI) is high.

I want to know how is the accessibility and connectivity from Anna Nagar to other parts of the city? How is the social infrastructure there and also please help me out with reputed schools and colleges ?

@Gurmeet: Two major bus terminals include Anna Nagar East terminus located near Anna Nagar Roundtana and Anna Nagar West Terminus situated on the hundred feet road. The latter is the biggest bus terminus in Chennai city. Closeness to Chennai Airport and Chennai Central Railway station just 10 kms away, makes Anna Nagar a popular residential option. Roads are well maintained in most of the streets. Metro rail Project has created high expectation for the transport convenience. Anna Nagar has become one of the most posh area of Chennai city.

There are direct buses from Anna Nagar East to Besant Nagar, Mylapore, Guindy and Koyambedu. There are also share autos. By road It can be reached through Nungambakkam, Anna Salai and T Nagar. The Chennai International airport is just 15 kilometers away.

Some of the famous schools such as SBOA school, Anna Adarsh school, Kids Care Play School, Little Stars Play School, Kamala Garden Primary School etc. Some of the good colleges such as SA Engineering College and Kandasamy Naidu College for Men. Hospitals such as Vasan Eye Care, Meenam Hospital and UK Hospital is near by.

Hey Murali, also all the streets are interconnected to these avenues. Anna Nagar is the first township and the only township in Chennai to follow standard addressing system followed in the western world. One of the main attractions in Anna Nagar is the Annanagar Tower. Anna Nagar has a number of well established schools and colleges, places of worship, shopping areas with both independent shops and chain stores and numerous restaurants. Recently from past 5-6 years it has developed very much for shopping.

Anna Nagar Chennai is posh area of good residential area and becoming commercial. Nearer to areas like Kilpauk, Purasaivakkam Ambattur, Avadi, Villivakkam, Padi, Kulathur, Perambur, Ayyanavaran etc nearer to Anna Nagar West depot and Anna Nagar railway station.

Hey Subramanya, Anna Nagar is an established social and civic infrastructure, the area is very safe as it includes Police Stations, street lights, Fire Stations, reputed schools, colleges, government colleges, private hospitals, malls and local markets help in boosting the property value of this place. This is a developed area and very good for investments as you can expect appreciation within 2 to 3 years.

It is one of the top three developed cities of Chennai and the only locality resembling the standard addressing system followed in the western world. All types of housing such as residential houses, multi-storey apartments and serviced apartments along with good sewage and drainage system are found in the locality. Some of the premium and most sought after residential areas are Shanthi Colony, Nalanda Flats, Kurinji Colony and Jawahar Colony.
