Investing in Land has constantly been a wiser selection while you compare it for longer investment purpose. For long term investment horizon I would like to suggest Pirangut area in Pune. There are numerous gated townships coming up in this area and plenty of reputed developers have just right options to pick from.You can look at this investment as a very good investment with minimal 5-10 years investment horizon.

Hi,
This locality have seen an appreciation of 13% in just eight months. The average property rates in the area in Jul-Sept 2013 quarter was Rs 3100/sq-ft, whereas it stands now a days at Rs 3600/sq-ft.

Do you know why the property rate in this area is increasing so fast? If anybody have any idea about the locality please share with me.

This locality is very close to Hinjewadi IT Park, the social and civic infrastructure in the area is yet to be fully developed and wide availability of land, which is making affordable housing possible in the locality. MIDC is the biggest advantage Pirangut has as of now and that has been driving demand for housing in the locality.

Many property buyers and investors did not know much about the locality a decade ago. But today, its location advantage, fast real estate development and the growing demand for properties in Pune are a few major factors that are pushing the realty market in Pirungut.

Okey,
The area is seeing good demand from both end users and investors. However, the ratio of investors is much higher than of the end users. It is seen that about 70 % of the buyers are investors or are those who are looking for second homes. The rest of the demand by the end users i.e. IT professionals from Hinjewadi and working people from the industrial belts in the vicinity.

Even these professionals especially those who are still bachelors or having small families are pushing the demand for small units such as 1/2BHKs. Also, investors who are looking to invest also prefer to buy small units as these are can easily rented out.
