Hi, I think as per latest property trends,housing demand are shifting from Wakad to Baner which offers properties at an almost similar price. However, it offers planned development, more open spaces, quality constructions and a better lifestyle to residents.Baner offers better connectivity to the city centre and the railway station.

Hi, As per Commonfloor report, Wakad majorly offers residential apartments priced between Rs 40 lakh and Rs 80 lakhs. In terms of configuration, maximum supply in the locality is for 2 and 3 BHK units. While more than half of the projects in the locality are ready-to-move-in and showing a tremendous supply of under-construction properties.

The civic infrastructure of the locality is taken care of by the Pimpri Chinchwad Municipal Corporation (PCMC). The locality is served with ample water and electricity and has an efficient drainage system in place. However, due to lack of commercial development, residents have to depend on neighbouring areas such as Aundh and Baner for recreational and entertainment avenues.

Wakad has seen tremendous growth in its residential market owing to its proximity to Hinjewadi, the IT hub of Pune in the East. Its well-developed infrastructure and fast paced residential development gave a major thrust to housing demand.As per my understanding about this locality from last 5 to 6 years, the property prices in Wakad have almost doubled, so you can expect the same growth trends in next 5 years.
