I want to know the current ongoing price trends in Kilapauk ? Which are the good projects in Kilpauk which is worth investing? Can you tell me the price details as well. How is the electricity and water supply ?? Can you tell me about the growth rate also ?
@Rubiya: In the Oct-Dec quarter of 2013, the locality price depreciated to Rs 11220 per sq. ft. In the Jan-Mar quarter of 2014, the locality price appreciated to Rs 11386 per sq. ft. Kilpauk water supply comes from the Chennai Public Works Department (PWD).The electricity supply in Kilpauk is managed by the Tamil Nadu Electricity Board (TNEB)
It is a developed area and the real estate growth rate is high. Average Locality Price Rs 11,350 per Sq-ft, and around 12 perc growth has been seen for last quater.
Hey also as far as connectivity is concerned, the nearest railway station for Kilpauk is the one at Chetpet. This railway station lies to the south of Kilpauk and not more than 2 kilometre away. The Chennai Airport is about 18Â km from Kilpauk. There are direct buses from Anna Nagar, T Nagar and Thiruvanmiyur to this locality. It can be reached through Chetpet and Nungambakkam.

@Rubiya: This locality is surrounded with good number of reputed schools, hospitals, shopping complexes, etc. Some of reputed schools such as Seth P D Hinduja Sindhi Model Senior Secondary School, C.S.I Bain school. Bhavans Rajaji Vidya Ashram,Chinmaya Vidyalaya,Kola Saraswati and Rukmani Vidyalaya.
The area around is also marked by a number of medical care units. One of the premier medical colleges in Tamil Nadu, the Kilpauk Medical College & Hospital is located here. The Kilpauk Mental Hospital is also located here. Others hospitals include One Life Mots Hospital, Gremaltes Leprosy Centre, Murali Lakshmi Krishna Hospital, Dr HT Vira Reddy Hospital, Meenam Hospital, K.S.Hospital, Padma Hospital, Rigid Hospital and Veekays Pet Care clinic (for pets).

Hello Ram, Kilpauk is one of the posh locality of Chennai. It has very good infrastructure facilities like roads, streets, parks, drinking water, upcoming metro stations all at nearby. Road connectivity is also good. It is a beautiful residential locality with some of the most reputed schools and hospitals. This place also provides some of the best residential dwellings in the city. The tree covered avenues and low pollution levels compared to other parts of the city. As far as I know this locality is good for short term , long term as well as end use. You can get good returns in future.
@Vivek: Yes, I agree with you, also the rent prevailing in this area also has gone up considerably but for some old buildings which is very low. Easy accessibility to prominent schools, hospitals, with plenty of greenery makes Kilpauk a preferred destination. The distance from Chennai's city center to Kilpauk is about 6 KM. The region is situated off the Ponamallee High Road in the west. Adjacent suburbs of Kilpauk include Chetpet, Egmore, Anna Nagar and Purasawalkam. :)
