Q: I am planning to buy a property in Ambattur. I have recently shifted from Jaipur. Please let me know if the locality safe ? Please let me know if it is a good idea to buy a property for investment purpose ?

@Srinivas: Even with its advantages in the terms of connectivity, one rent a 2 BHK with in a budget of Rs 8,000-12,000 per month and 1 BHK within Rs 8000. Ambattur also offers properties for sale in the affordable price segment. It offers 2 BHK in the range of Rs 25 - 40 lakhs and 3 BHK in the range of Rs 30 - 55 lakhs. Considering its proximity to the work-places such as Ambattur industrial belt and SIDCO industrial estate, the property prices are relatively affordable. So Ambattur can be a good destination for middle-income homebuyers.

The highest locality price for flats for sale in Ambattur is Rs 4,200 per square feet, average locality price is Rs 3,850 per square feet and the lowest locality price: Rs 3,500 per square feet.Average land prices are Rs.4, 200 per sq. ft. Major builders in this area include: Devi Builders, SSVK Builders.

Can you tell me about Ambattur Industrial Estate ?? Which are the residential areas in Ambattur as I am new to this locality, so wanted to know some basic detail about the locality ?

@Srinivas: Ambattur is a Industrial estate as well which is one of the major commercial attractors of Chennai. This has also made path for the establishment of IT industry here. Many renowned IT parks such as MilesTs, HCL, Dell, TCS etc were established creating employment opportunities. This overall development has also created a residential demand creating huge impact on Chennai real estate. Ambattur Industrial Estate has attracted a lot of IT companies due to its proximity to residential neighborhoods and the lower rentals.

Hey also the new Chennai Bypass road between Maduravoyal and Madhavaram passes through Ambattur Industrial Estate. It connects NH4 with NH5 and NH205 via Ambattur Industrial Estate. The Ambattur bus terminus is located adjacent to the MTH Road and has MTC (city buses) connecting Ambattur with various points in Chennai city.

A lot of buses from Avadi and the outskirts of Chennai also pass through Ambattur, offering good connectivity. There are also a few buses operating to Nagercoil, Madurai and other parts of Tamil Nadu from here. Buses to the famous pilgrim center of Tirupathi can also be availed from Ambattur.By rail, Ambattur is 30 minutes from Chennai Central, 20 minutes from Perambur and 10 minutes from Villivakkam.

@Pranab: The oldest school in Ambattur is the Sri Mahaganesa Vidhyasala. Other schools are such as St. Joseph's Matriculation Higher Secondary School, Perunthalaivar Kamarajar Government Higher Secondary School, T. V. Nagar High School, Hussain Memorial Matric Higher Secondary School, Sethu Bhaskara Matriculation Higher Secondary School ,G. K. Shetty Vivekananda Vidyalaya Junior College ,Velammal Matriculation Higher Secondary School , Lake View Matriculation School (in Pudur).

Some of the good colleges are such as Velammal Engineering College is located about 5 km from Ambattur at Surapet on the Ambattur-Red Hills road. Annai Violet College of Arts and Science at Menambedu, Soka Ikeda College of Arts and Science for Women at Madhanankuppam, and Benson College of Hotel Management and Culinary Arts at Ambattur are some of the other colleges in Ambattur.

Many hospitals are there in this locality namely Esvee Hospital, Sir Ivan Stedeford Hospital, Oragadam Govt Hospital, Chennai Kudineer, Ceragem new life health centre etc,. This shows that the available health infrastructure is an advantage for the locality.

Hey VKumar, Ambattur is a suburb of Chennai which is located in Ambattur Taluk, and falls under the Thiruvallur district. It belongs to the Chennai Corporation, and it is surrounded by areas like Anna Nagar, Padi and Avadi. This is a calm and peaceful locality. This locality is safe as 24 hrs police security available in this locality. Check post so need to scare any problems. A secure and safe location for residential purpose, so there is no need to worry about safety. A very good location for students preferring studies, also surrounded with a park in the middle and a platform to have a walk round the park.

Ambattur is developing area in this locality. Definitely it is a place where we can settle down amd certain areas like roads, cleanliness need to improve to make it a better place for settling. Being the biggest municipality the ruling government and the corporation authorities is supposed take enough steps to improve the overall infrastructure of this developing locality.

The prices at this place still being stable is also one of the main reason to why one can invest here. Many other areas with similar demand has relatively high prices in real estate. Investing in Ambattur realty will give good appreciation making this the right time for investment. Two ways road, so easy to access to home. One road is Puzhal to Tambaram Bye Pass Road, another one is Ambattur to Red-Hills Road.
