What is the ongoing price trends in Ayanavaram ? Which are the good projects in Ayanavaram which is worth investing? Can you tell me the price details as well. How is the electricity and water supply in this locality ?

@Supratim: Ayanavaram offers properties within the price range of Rs 7000-8000 per sq ft. There are affordable properties available in the area within the budget of 50 lakhs with an area ranging in between 700-1500 sq ft. 2 BHK flats are available in the rental price range of Rs 8000- 12000 per month making it an affordable location for middle-come group people. As the supply is limited here, there is a high probability that the prices in this region will grow soon. So investing here is a good option considering that the re-sale property market is also very strong in comparison to other areas around like Perambur.

Many projects were launched recently within these areas namely Sahayadri, Vasantham, Sungatham, Navapushpam, Shri Gokulam etc. Even though there are many projects being launched here there is shortage in supply of housing units in this region. This also is an important reason for investing here because of the demand for affordable properties.

Hey I want to know the connectivity of the locality ?? Also let me know some of the good schools and colleges near by ? How is the social infrastructure here ?

@Shyam Sundar: Ayanavaram is well-connected to other parts of Chennai through Konnur High Road which is one of important roads for overall connectivity of Chennai. Ayanavaram is located just seven kilometers away from Vepery. It is six kilometers far from Egmore Railway Station and around eight kilometers from Chennai Central Railway Station making it a good location for commercial establishments.

Airport is located around 20 Kms away connected through Poonamalle High Road and Grand Southern Trunk Road. Ayanavaram is closely in proximity with Perambur Railway Station serving the needs of public transportation. Connectivity through local train is considered as a good advantage in the absence of metro in the city.

Yes Vivek you are right, also Ayanavaram has a multitude of well established schools and colleges such as, Government Polytechnic College, W.P.A. Soundarapandian Higher Secondary School, Bethel Matriculation Higher Secondary School, Kannada Sangha Higher Secondary School, Kaligi Ranganatham Montford Matriculation School, Don Bosco Matriculation School, Railway Colony Matriculation Higher Secondary School. Ayanavaram has numerous ancient places of worship.

The most important being Parasurama Eswarar Temple. The list of hospitals in Ayanavaram comprises Southern Railway Head Quarters Hospital, Trust Hospital and ESI Hospital, etc. The available social infrastructure facilities is well sufficient for the population of the locality.

Hey Javed, Ayanavaram is one of the localities located in the North East part of Chennai. In Northern part of Chennai, the real estate market is driven by the port-related activities. So this part of Chennai always had its economy dependent upon large scale industrial enterprises. North Chennai has not seen much of ITes and development of office space. Due to this, Ayanavaram was not one of the majorly preferred residential areas. But recently due to the affordable projects coming up in this region there has been a rise in the real estate demand for residential units.
