Alwarpet Locality Review

Q: Hi I am staying here for rentals since 2 months. I really liked the locality, I am planning to buy a property here. Please let me know is it good for investment purpose ? How is the connectivity from Alwarpet to other parts of the city?

How is the accessibility and connectivity from Alwarpet to other parts of the city? What is the ongoing price trends in Alwarpet ? Which are the good projects in Alwarpet which is worth investing? Can you tell me the price details as well.

@Vivek: It is connected to other parts of the city with Chennai-Tiruchi Highway or Anna Salai roads which makes it accessible to areas such as CIT Nagar and Anna Nagar in south and Teynampet in the north. Alwarpet has metro connectivity through Teynampet metro station located about 3 Kms away from Alwarpet. This is another factor which makes it good for investment purpose.

There are direct buses from Alwarpet to Guindy, Thiruvanmiyur, T Nagar, Porur and so on. The closest bus stop is TTK Road. By road It can be reached through Mylapore and Anna Salai. The closest train station is Thirumailai (MRTS). The Chennai International airport is about 12 kilometers away.

Hey as far as I know most of the properties are available in apartments. The sizes of 2 BHK flats range from 500-1200 sq ft with prices in the range of Rs 50-80 lakhs. 3 BHK, 4 BHK apartments are available at a very high price range of Rs 1.5 Cr - Rs 4 Cr. 1 BHK flats are available at a price range of Rs 6000-10000 per month on rent. 2 BHK flats area available at a price range of Rs 12000-20000, but the available apartments are constructed more than 10-15 years earlier.

Alwarpet is one of the localities situated at the centre of the the city. The prices in this locality is very high because of its proximity to many famous areas in Chennai such as T-Nagar, CIT nagar, Teynampet etc making it one of the important localities for commercial establishment. So with this advantage, it is always safe to invest in this area. But the available residential land area is very less since it is one of the very old areas in the centre of the city., as per investment purpose it is good for long term investments.

Alwarpet is centrally located with a 20 minutes drive to Kabali Koil. It has a mixed culture with lots of Bramins living in the area. The area consist of lots of residents and also commercial establishments. Transport facility is also good in this locality. It is centrally located and well connected to all the places of Chennai also area like T.Nagar just 2 km away from this locality.

Thank you for the quick response. I heard there are many reputed colleges here. Can you name some reputed schools and colleges ? How is the social infrastructure there ? Also let me know about the electricity and water supply in the locality ?

@Vivek: Some of the good schools National Public School, Gopalapuram (2 kilometers), DAV Gopalapuram, Boston School, Abhiramapuram.The educational facilities such as schools and colleges are very less in the area with Princeton college located near Girishwari hospital. There are many food and breakfast hotels available in this area making it better for investment in commercial real estate establishments.

Alwarpet is very small locality with self sustainable social infrastructure facilities. Famous hospitals situated in this areas are namely Apollo Hospital, Vidya Hospital and Girishwari Hospital. The famous hotels and restaurants include Sheraton Park, Banana Leaf, Sandy’s Chocolate Bakery, Subway, Benjarong etc. Alwarpet water supply comes from the Chennai Public Works Department (PWD). The electricity supply in Alwarpet is managed by the Tamil Nadu Electricity Board (TNEB).
