Stamp Duty and Registration charges in Noida

Q: What is Basis of calculation of Stamp Duty and Registration Charge to be paid for registration of Flat in Noida. Is it affected by current Circle Rate or is it % of Sale Deed signed while Buying the Flat.

Hi friends!!!
Good news for Noida residents as state govt. has decided to four-month relief on stamp duty hike to homebuyers in Noida. Homebuyers whose papers are cleared by the NOIDA Authority before April 1 will get a four-month extension to get their properties registered. The four-month grace period will be given only to homebuyers who execute a registry deed with the Authority by April 1st.

Hi Guys,
Recently I heard from news that, builder are not agree to pay stamp duty for their land, on the interest component of annual installment . Now a days builders/developers are paying their stamp duty on complete installment amount , that includes interest component.

@ Shaina,

As per builder & developers ,specified sectors rates by government in Noida are really very high as compare to the actual rates . So they claimed that most of transactions are stopped due to this. So the builders want government to cross check the actual rates in each & every sector.

Hi Guys,

Recently i came to know from news that, If the long wait for the environmental clearance for their flats wasn't bad enough, approx 30,000 residential home buyers in Noida now face serious cost escalations when they register their residential properties. The Uttar Pradesh stamps and registration department has declared that, they will collect stamp duty for registry of residential properties at prevailing rates after the Centre notifies the eco-sensitive zone around Okhla Bird Sanctuary.

I agreed with Geeta. According to me, old stamp duty rate should not be relevant for those residential properties ready in year 2013 but not registered because of the ban on completion certificates till the eco-sensitive zone around the bird sanctuary, in whose boundary these residential projects came, was redrawn. Even those residential properties those were ready for registry in year 2013 will have to be registered in accordance with the news circle rates.

Hi Guys,

As per sources, residential home buyers expressed that ,this initiative would put an extra burden of Rs 200 crore on them. For example, the circle rate in new sectors of Noida was Rs 35,000/sq-meter till July 2014. It was hiked to Rs 40,000/sq-meter in August last year. If that new eco-sensitive zone is not announced before August this year,home buyers have to sell out more as the revised circle rate is likely to become Rs 48,000/sq-meter.

Hi All,

This is needless, residential property buyers have to pay monthly rent as well as EMIs for their home loan, and nowadays the revised circle rates will put an extra financial burden. The NGT had halted construction work at the beginning in the area but later they allowed it conditionally. Uttar Pradesh has since sent its suggestion to the Centre and a draft eco-sensitive zone has been drawn up.

As per my knowledge, Yes this project has subvention payment plan. & this plan is like;-
On booking- 10%,
With in 45 Days of booking- 80%,
On offer of possession- 10% +IFMS,

Pre-EMI is only for 6 months or offer of possession (Which ever is earlier) .

Dear Mr. Ravi,
for example, On 15th May'15 NGT issue resolved and I got possession of my flat on 15th June'15 having a flat in builder society at Sec-74 and BSP of my flat of 1000 sq ft @ 3000/- is Rs. 30.00 Lacs. In that case registry will be done as per new circular of UP Govt i.e 5% of booking cost which is equal to 1.5 Lacs or it will be calculated on current circle rate Rs. 40,000/- per sq mtr of Sec 74. Hi Ravi,

The PARAMOUNT Golfforest Teamhas asked me to pay 7% stamp duty and 21000 Rs in cash and say that this is for Registrar fees and only to be paid in cash. While agreeing to pay 7% stamp duty on BSP, what confuses me is the 21000 rs Registrar fees and that too in Cash only? My friend tells me there is no registrar fees , the advocate fees/legal charges are already taken by paramount @15000 Rs. Can you kindly advice/ help

Hello Mr Kaushik, as far as i know in UP the stamp duty is 12.5% and the registration charges are 2% of the sales deed... the Circle rates i do not think effects this much...
