Comparison of Property trends between Hyderabad and Chennai
Q: Hey I live in Hyderabad, but my parents live in Chennai. We are thinking of investing in real estate soon. But, can’t seem to decide which city has better prospects in terms of growth and capital appreciation. It’ll be great if I can get some clear comparison points in terms of market growth in both cities and which city is more beneficial for investors at this point.
Oh that’s absolutely true. He is in fact being a little modest when he says there’s a 25% difference. If you want to compare apartment prices in the city centre, you will see that the prices in Chennai are 60% higher than in Hyderabad, and apartments outside the centre are priced 39% higher in Chennai than in Hyderabad. This data might not be to the dot accurate, but I guess you pretty much get a good picture of the two cities by this. But, you know all said and done, I personally think that Hyderabad will soon see an increase in realty, the city seems to be under stable political condition now.
I agree with you said. I’ll give a quick example of why I think you are right. I was watching the realty news at CNBC TV18, and they mentioned that Hyderabad realty prices are indeed very low when compared to Chennai. Prime areas like Jubilee hills, Banjara hills are selling properties at an average ranging from Rs, 7000 - 12,000 per sqft whereas, in Chennai areas like Poes Garden are selling at Rs. 28,000 - 30,000 per sqft. I mean, this might not be the case with all the areas, but the difference in pretty obvious isn’t it?
Hey, you have two very rapidly growing cities in mind to invest, so I can understand the confusion. You know I think the Hyderabad realty market is under priced, and I think the main reason is the state separation debate which is going on from past few years. This essentially kept few big builders and developers very skeptic, but now since the separation debate had its conclusion, investors like you should reap the benefits. Right now, the property rates in Hyderabad are way cheaper than Chennai and other big cities for that matter. You would find a similar property at at least 25% lesser prices in Hyderabad.
