In such circumstances, I think you should definitely go with builder’s reputation,resale value, locality, and development scope in the locality. There are a lot of commercial and residential projects coming up near the wipro circle, making it a hot spot for investment in properties. Most of the villas at Jayabheri meadows are sold out from the builder’s end, and now few residents are looking to resell it. In my opinion negotiate as much as you can, you might be able to get a 4000 sq ft for 4.5 crores or less.
Hey, my uncle owns a villa at the Jayabheri Meadows and he makes around 1.2 lakhs rent per month. The Jayabheri properties are definitely the best in the city and is ideal for investment for people with high budget because the capital appreciation rate is high due to the locality, there is a good social environment for families, and also sub letting or renting these is beneficial. The price per sqft is around Rs.11,000. You will never have water supply problems in this area, and there’s a lot of greenery around. The only drawback might be to toil through traffics in the evening if your workplace is not somewhere in Gachibowli, otherwise seems like an ideal investment to me.
Hey, when you say it’s not a new project, I agree, but it isn’t exactly old either. These have been ready to move in only since September 2012, so they are still very sought out villas in the market.These are located in Gachibowli near the Wipro circle, so the locality is very good and one of the expensive localities in Hyderabad, being so close to the financial district. Personally, I believe projects by Jayabheri group are never cheap, they are normally on the high-end and also fetch you the highest rents in town. If your budget extends to 5 crores then I don’t think investing here is a bad option at all.
