Q: Hi, I’m considering places in Hyderabad for investment purposes. Nothing too hifi, you know. How about the Malkajgiri? Good call or not? Any new developments here?
Latest Answer: Yes, Im afraid he’s right. And from what Ive heard, the GHMC has already started the structural evaluation process. They are saying that once the construction work commences it will be finished in a year, but I think that with land acquisition on such a big scale is bound to stir up some conflicts. It will probably take more than a year. Other than these two, another RuB has been planned in the Uttamnagar area in Malkajgiri. Overall it will be a good place to buy a house in. Especially after the metro station in Mettugoda is completed; that will be just 2km away from this locality.

Q: Recently bought a house in Secunderabad, will be moving there shortly. I know that area has some problems regarding below standard roads and all. Can someone provide any information, so that I’ll be better prepared when I finally get there?
Latest Answer: Yes I agree. The GHMC are refusing to take any responsibility for these issues. When asked about any solution, all they can say is that the people should make adjustments as the metro is being built for the public only. The traffic police are a bit more helpful about the situation. Ive heard that they even removed the barricades and widened the carriageways to help the pedestrians in Punjagutta. I hope they do the same in these places too.

Q: Hello friends. I have heard of a few encroachment attempts in this area. Anybody has any news and suggestions? I might be moving to Shaikpet and I need as much info as I can get. Thanks!
Latest Answer: Yes I agree. Stealing land is one thing but stealing land that was donated to a temple that too for burying people is wrong on so many levels. The builders assumed that they could get away with it because of their connections but obviously, because of the display of unity by the residents and other locals, justice was served. The 5 acre land that was donated was only shown as a 1318 square yards in the town survey land records. The collector, Syed Ali Murtaza Rizvi also spoke to these officials so that the record displays and registers things correctly.

Q: Hello friends. Can anybody help me out with a few details? I want to know more about the social infrastructure around the area. Any schools, hospitals and how is the connectivity?
Latest Answer: Hi! I live near Railway Colony and whether you are someone who travels by train to different parts of the country, or has to travel around the city on a regular basis, connectivity is no problem at all. The Cherlapally Railway Station is very close to the site and should take around half an hour to 45 mins for you to reach. Travelling around the area is also no problem. It should not be difficult to find auto rickshaws or busses to the area. There are more than 10 bus stops around the area and the closet should be the HCL Colony Bus Stop.

Q: I am in search for a splendid villa for my family of 4. I am preferring ourtskirts of Hyderabad, and an agent told me to look at Praneeth Pranav County. What all things I should know before buying a place in this project?
Latest Answer: Beeramguda is not really the best suburb to choose, simply because of its proximity to the industrial pollution majorly prevalent in nearby Patancheru. However, Praneeth Pranav County is still a good option. The builders have thoughtfully left out provisions for a school, clinic, milk booth, crèche, and a garbage collection unit, making your life in the future much easier.

Q: I’ve heard that there are some drainage problems in Road no. 10, in Banjara Hills? Is this true guys? How bad is the situation?
Latest Answer: I have seen the drain that you guys are talking about. Its the one at the Gowrishankar basti right? What I think is the biggest threat here, is that this whole thing is like a massive breeding ground for all different kind of pests. The fence only covers half the drain and someone can easily stumble and fall into the unfinished part of it. The authorities are not taking up the responsibilities. The town planning department are just trying to shun this off to the engineering department, and the engineering department are not showing any initiative either.

Q: I heard about real estate regulation bill, that the centre is hoping to bring in the twin states of Telengana and Seemandhra. Is this true guys? Will this bill be in favour of the buyers or the builders?
Latest Answer: Good evening friends!!!!! It is noted that the Housing Ministry has accepted a proposal of a Parliamentary panel's recommendation on the Real Estate Bill to make the provisions stricter and increase the 50% threshold but not lower it. The Housing and Urban Poverty Alleviation ministry has also accepted all 38 recommendations made by the 21-member Rajya Sabha select committee which submitted its report last week.

Q: What is the current situation on the land issue at Gachibowli, Hyderabad? Has there been any improvements in the facilities provided since the authorities took over? And how beneficial has the Gachibowli flyover been in regulating traffic?
Latest Answer: Based on what I read here http://www.commonfloor.com/guide/hyderabad-realty-development-in-areas-surrounding-gachibowli-37665.html and even otherwise, I would say that Gachibowli is a really good locality to live in. If you manage to buy a house here, lucky for you because the value is just going to appreciate like anything. The Gachibowli flyover that opened about 2 years ago has done wonders for transportation. The flyover ensures that vehicles from Madhapur and Kukatpally and those coming via Kondapur move onto the ORR without much causing traffic congestion at the junction. Also there are 81 pole lights installed all along the flyover which is a marked improvement for visibilty in the nights. Now there's even a service road. There have been some complaints about potholes and low quality roads but work is still taking place and I'm sure there are going to be many more improvements.

Q: What recent updates on the Hyderabad metro rail project? Any new land acquirement as such?
Latest Answer: Yes, you’re right, the land they acquired from the Iskon temple is actually lower than the original decided size. The land was inspected last October, and there it was decided that it would be acquiring the Iscon land under the Land Acquisition Act. Initially they wanted to get all 1601.85 sq. yards or 1339.35 sq. m of the temple’s land. But out of respect for the institution of the temple, they reduced the size to 612.77 square yards, or 512.35 square metres.

Q: Is there any existing way of penalizing the unsafe constructions in Hyderabad?
Latest Answer: No, the 25% penalty was what it used to be earlier. Now the rate has been drastically increased to 100%. That means that an owner of an illegal building, who has been paying Rs 1 lakhs every year as property tax will have to pay Rs 2 lakhs every year. so basically if you don’t have an occupation certificate, then you should find out for sure whether you’re building is authorised or not, and try to get it authorised if not. Otherwise you’ll be losing out on a lot of money.

Q: Is Hyderabad looking to develop Maheshwaram further by investing large sums in Electronic Manufacturing Clusters in this locality? How exactly will it benefit the city?
Latest Answer: Maheshwaram is definitely going to face a lot of infrastructural advancements because of this project. It is estimated to attract an investment of Rs 800 crore and create direct employment for 14,000 people, as well as indirect employment for 84,000. There is also talk of a third EMC cluster at Paravada in Visakhapatnam in an area of 100 acreas which is being considered by the centre. With all this influx of more people, Maheshwaram will see a lot of changes in the years to come. There will be more housing options, better facilities, new civic projects and what not. I only hope that provisions will be made to all the residents of the locality and there won't be any unnecessary strains put on the locality's infrastructure. Real estate prices are sure to increase offering good returns to the investors.

Q: Can someone tell me whether Shamshabad is a prime locality having real estate potential? Does the area have good infrastructure and civic facilities?
Latest Answer: Yeah also because Shamshabad comes under the purview of GO 111 Bio-conservation of Catchment Area, no home loans are sanctioned to the residents. They should at least get the same water and electricity tax for the next 10 years to compensate for this major drawback. The entire Gachibowli to Shamshabad stretch is ideal for real estate. The road also has good connectivity to other parts of the city. But prices for a villa in Gachibowli is 2000 rupees more expensive than Shamshabad and this is mainly because of the presence of a number of IT companies in Gachibowli. Also, Gachibolwi has well built roads, hospitals, schools etc. Property prices are going to increase further with the classification of Special Economic Zones in this area. So yes, the locality has a lot of potential and if you have a cheaper budget, then it makes sense for you to invest in Shamshabad! :)

Q: Hello. What are the upcoming infrastructure projects in Nagole? What is the status on the Metro Line from Nagole area?

Q: Hello everybody. I am planning to invest in mansani tirumala residency project which is located in Nagole. What are your thoughts on this residential project?
Latest Answer: This project is another gem by Mansani Constructions in Hyderabad, located in Nagole. The best part is the property’s closeness to the major localities of the city like Saroor Nagar, Dilsukh Nagar and LB Nagar ring road. Also incredibly close is the Metro junction and all central government depts. Consisting of 200 houses, the Tirumala township is adorned with high lifestyle amenities like swimming pool, play area, 24 hour backup, club house and gymnasium. The prices are very economical assuring you that any investment here will be just safe and beneficial to you.

Q: Namaskar! I just shifted to Hyderabad and am staying at a temporary place for the time being. I'll be shifting my family soon, but I want to rent a place at a luxurious apartments. If it's a great deal, I wouldn't mind buying a flat as well. I heard about Aparna Aura from a friend. Can someone tell me if this is a good deal to buy property?
Latest Answer: Hello. Aparna Aura is still under construction, so I think you may be able to find a property for sale easily if you're interested. The 3bhks available in this building are 1751-2406 sqft and costs Rs. 6200 per sqft. So you could probably get an apartment for Rs. 1.08 to Rs. 1.49 crore. It's a good investment I feel if you're looking for a luxurious space. It has intercom facilities, library, club house, gymnasium and other recreational facilities, along with 24 hour power backup.

Q: I have a property in Miyapur that I want to sell. Is this a good time? And also please suggest what kind of investment I should go for. I’m also open to renting it out. Please advice.
Latest Answer: Hey, great suggestions from all these guys. But little advice, you can also see if you can make a commercial investment with your property. Especially if your property is within 300m of the metro station, you’ll find a lot of commercial investors ready to take it up. You see, there is this new transit oriented development (TOD) project being developed by the HMDA. And under that anyone with a property that fits the bill, will be able to invest in the commercial market of Miyapur. So, give this a thought. You can definitely earn more with the commercial investment than with the regular residential ones.

Q: Hi, I want to move to an elite villa residency, preferably in Square Avasa in Maheshwaram in Hyderabad. Please let me know about the project and its pricing, surrounding, amenities etc
Latest Answer: Hi, from my point of view Square Avasa is a good option for elite villa but can be on the expensive side. But if you look at the expanse of development in the project and the amenities provided it would overall be a wise investment. Following a north face entrance concept, the project is aimed at providing ultimate recreation with excellent landscaping and water bodies. The amenities provided include swimming pool, gym, indoor and outdoor games, as well as yoga. I hope you decide to invest in this project as it has many benefits compared to others and a happy life in the long run.

Q: Hi, I am planning to move with my wife and 2 children to a villa in Hydam Exotica near Maheshwaram in Hyderabad. The only problem is that, since I hail from Bangalore I dont know much about this locality and residential project. Can anyone give me uselful insights on the same.
Latest Answer: Helo, from my perspective I see Haydam Exotica as a best investment specially because of its location and amenities. There are a range of villas in the community which all provide the same measure of luxury and comfort. For added benefits ther is amenities within the Haydam Exotica like garden for common purpose and play area for childrens. The safety of the gated community is well taken care of by dedicated and reliable security personnel who are always on guard. Q: Hey, I wish to invest in the Gachibowli area, and my budget is around 90 lacs and can stretch to a maximum 1.5 crore. I came across a ad for the phoenix golf edge apartments. Can someone please provide more details about the project?
Latest Answer: I agree what they are offering is great, but I think this kind of project is targeted towards the NRIs and foreign investors who come live in India for longer period of time. What I’m trying to say is invest here only if you really want such intense amenities and facilities. If you are looking for a bigger house with good amenities like club houses, gymnasiums, playing areas, etc you could invest in other projects like Orange county, Mantri celestia etc. You will not find the amazing high-class living offered by Golf-edge but you might find spacious homes for the same price in other projects. But, if you are looking for a property like Golf-edge, go ahead it’s the best of its kind. You’re going to make visitors jealous by living in such lavish complex.

Q: Helo everybody. I am planning to locate over to this apartment complex in Kukatpally called Bhavyas Tulasi Vanam. It sounds very enterprising and my family is given full approval for it, but just I want to know one thing. How is the locality around this place and will there be any good amenities nearby? Thanks in advance.
Latest Answer: It is silly that all the replies seem to be from someone at Bhavya Marketing and someone from Emami Swanlake Marketing... @CommonFloor Moderators : Any idea how you can curate your forum and avoid the marketing guys flood with marketing disguised as genuine user comments.

Q: Hey, who has heard of the PS Prasad Power of Attorney scam? I heard somewhere that due to this scam few properties in Hyderabad may be at risk. I’m looking to invest soon, and this news worries me. Can someone please tell me what exactly is this scam, and what properties are under radar?
Latest Answer: Hey, this is indeed a thing to worry about. These builders are good and reputed, and have some great projects in town. I was reading through the Economic Times, and it said that Cyrus Investments are going to take possession of all immovable properties that are owned by third parties in Hyderabad. Don’t you think the Confederation of Real estate Developers’ Association should intervene here, and help protect the interest of both the companies and third parties?

Q: Hey, has anyone heard of “The Neighbourhood”?This is a villa project somewhere near Gachibowli or Kompally. I’m not sure which location because few sites say Kompally, few say Gachibowli. Anyways, please clear this confusion and help with some details about the project.
Latest Answer: Haha, that’s a crazy confusion. I saw that too in a couple of places. Visit the builder’s website to clear your confusion regarding the location.Anyways, about the project. Per my evaluation, it is a good project. They are offering row houses and villas with an area ranging from 218 sq.yd to 358 sq.yd, that is 2300 sqft to 3100 sqft, with 4 and 5BHK variants. You will find east-facing and west-facing properties. The price per sqft offered by them ranges between Rs. 3450 - 3700. So, calculating based on that your investment would range between Rs. 75 lacs to Rs. 1.2 Crores. Also, I think the price is fair because they have good amenities inside the complex, and people living there seem to be happy with that.

Q: I heard there is going to be an education hub in Hyderabad soon. Please can someone provide some further information on that? Will it be impacting the real estate market in Hyderabad?
Latest Answer: Yeah, the total hub will cover over 700 acres in area in the Jawaharnagar district of Hyderabad. And not just campuses, this hub will also include other infrastructure initiatives like improved road network, water supply facilities, sewerage system, and so on. Housing facilities are also going to be developed under private-public partnerships. These facilities will be a good investment opportunity; they will be rentals for students, faculty, staff and delegates and visiting students. Another good thing is that, a link road is being planned to connect Jawaharnagar with the Outer Ring Road (ORR). Q: Hello All, I have just returned to Hyderabad after living in the U.K for 15 years. I want to invest in one of the residential projects in Lanco hills, but I hear there is some constant dispute of land going on with the project. Can anyone share any updates on the land dispute and any other related details please? Thank you!
Latest Answer: I agree, I don’t think you should worry about the dispute at all. I was reading through an article on The Hindu the other day, and found out that the Lanco Group is continuing to invest in the development of the township aggressively. I’m sure if they sensed the project to go down badly, they wouldn’t continue with such intensive property developments. The property at Lanco is great and is certainly a fruitful investment.

Q: I’m relocating from Vijayawada to Hyderabad with my family for a year or two. We’re thinking about renting an apartment in Nampally, since my office lies in that area itself. I’m keeping my options open, so I need more solid information about this locality.

Also, dingy lanes, congested main roads, potholed passages, lack of streetlights and irregular water supply are the other problems in this area.

Q: Hey, I’m an NRI based in Dubai with family in Hyderabad, India. I’ve heard of the recent political turmoil that caused something of a real estate collapse. Can someone enlighten me more on the present infrastructure development scenario?
Latest Answer: You know, I was quite concerned as well with the situation in Hyderabad as well. I’m not a resident of the city, but I have some property over that I had recently invested in. The prices had kind of fell down, but now they’re steadily picking up again. My property is in Miyapur, one of the newly-developed localities in Hyderabad. Once complete, it’s supposed to be the biggest bus bay in India.

The square foot price is the same for all these apartments - Rs 3000, so they will cost you somewhere between Rs 23 lacs and Rs 44 lacs.

Q: Does the locality Nehru Nagar in Hyderabad face many power cuts?
Latest Answer: Hey, the power situation in Hyderabad has seriously worsened in the last few years. There has been a surge of population in the city, owing to the development of its IT sector. There has been an extra demand for power that the state electricity board has failed to supply. Generally the power demand in a day from the Greater Hyderabad district is around 290 to 300 million units. Last summer there was a sudden increase in the power demand throughout the city, which led to about 6 hour long power cuts. There already has been few power cuts in the months of February and March. I think the condition is likely to worsen

The prices of the villas range Rs 57 lakhs for the smaller 2BHKs upto a whopping Rs. 1.42 crores for the largest 3BHK apartment
