Miyapur Investment Potential

Q: I recently read somewhere that the real estate of Miyapur in Hyderabad is booming and this is the right time to buy property there. Is this true? How well is the area developed?

The residential market scenario in Miyapur is undergoing a rapid change from traditionally owned, independent houses to multi-storeyed apartments that offer various amenities. However, an individual can still prefer to buy his/her own empty plot and then proceed to construct his/her dream home on it, in the more sparsely populated sections of this locality. There are still a number of empty plots available for purchase in this part of Hyderabad, and prospective buyers need to quicken their pace if they intend to buy any because of the increasing shortage of free space in the area.

Miyapur was once-upon-a-time a village but today, it is one of the busiest areas in the GHMC limits that boast of multiple, industrial facilities for sectors such as IT, pharmaceuticals, and apparel. This locality’s neighbors include Patancheru to the East, Kukatpally to the West, Whisper Valley to the North, and Serilingampally to the South. Although an industrial hub, this area is generously equipped with a number of residential zones, which are in turn connected to education hubs. The demand for real estate in this prime region is at an all-time high.

Miyapur is a price sensitive market and it is a well established locality. In last two years, the area has seen under 10 % overall price increment.

I personally really like Miyapur. The place has a much younger population than other developed areas rich in IT companies like Gachibowli and Hi tech city. There's a lot of social infrastructure that this locality can boast of such as good schools, metro rail and a fire station. The place naturally has really high property rates but long term potential looks awesome. i think the only complaint people who were living here had was the traffic congestion caused because of the metro construction. But road connectivity is excellent. There are plans to open Elexir city which is a 200 acre medicial city that will attract medical tourists. The presence of natural lakes in the locality however, attracts all kinds of tourists! Very good place to invest as you will get your money's worth in no time.

Hey this is just a suggestion but have you also thought about investing in Beeramguda? It's located 28 kms away from the heart of the city while Miyapur is 23 kms away. Both places are about 18 km from the closest airport at Begumpet. The only thing is that Beeramguda lacks the presence of many IT companies and social infrastructure is not as well developed as Miyapur. Beeramguda property is available at more affordable prices and the locality is eventually going to develop. Give it a few years and this locality too will thrive. Since the land prices are extremely low, it has the potential of developing into a residential hub. Maybe this is a better option if you're in it for long term returns.

Even though Miyapur is located on the outskirts of Hyderabad, the locality is extremely active and alive. The reason for this is the place has pretty much got everything. Hi tech city is about 8 kms away, the closest railway station in Hafeezpet is about 3 kms away, and good schools, hospitals, restaraunts are all located within a 4 to 5 km radius. There are a presence of a number of IT companies and other MNCs and with all these major corporations comes major development. Infrastruture in the locality is really good and there is great connectivity to other parts of the city. Even the metro rail is well established here and takes care of a big portion of public transport in the locality. In fact, it's quite interesting to note that people prefer Miyapur over Hi tech city to live in. It faces the least number of civic problems in the entire city and has always been a promising locality for investment.
