Q:
How hygienic is Hi tech city in Hyderabad or is waste disposal still a major problem?
Latest Answer: I actually think that for the crazy population explosion that's occured in hitech city that there should be a lot more facilities provided for the public. Infrastructure in these areas literally grunt under the weight of so many human beings and this is evident. There are pot holes on the road, incomplete flyovers, traffic congestion, inadequate water, contaminated environment and this is all because of overpopulation. I read about other civic issues here http://www.commonfloor.com/news/hitech-city-rob-still-incomplete-41633. Growth should come with development on all fronts which is sadly not what is happening to these IT rich locations in Hyderabad.
Q:
I’m going to be investing soon in Hyderabad realty. But I recently came to know about a number of land frauds here. Is it true? How can I stay away from this kind of trouble?
Latest Answer: As a city, we should all make it a habit to take necessary precautions against such fraudulent practises. Actually these steps should be taken by the state government only. Its just some basic procedures and precautions for clearing land titles before allotting them to someone. All the other states follow these protocols, I don’t know why our state government is lacking in this department. A good idea, I think, would be to incorporate an exit clause in the land title document, in the case of controversy or evidence of fraud.
Q:
I've heard that only the posh localities in Hyderabad get uninterrupted water facilities. Does anyone know if Khairatbad has many civic issues related to water?
Latest Answer: Definitely water problem is the main civic issue but that doesn't mean there aren't others. The roads in this area are pathetic and still the civic authrorities are not lifting a finger to do anything about it. Another big problem here is land encroachments. Whether it is slums or fancy buildings, you always have to be careful that you're not infiltrating an encroached building because notices will randomly be issued and you will end up having to vacate in a span of 3 days. I think Khairatbad is a very nice peacful locality. Just these issues need to be solved and it will be best place to live in Hyderabad.
Q:
The city is facing so much problems recently, because of these illegal encroachments everywhere. What are the authorities doing about it? Any news?
Latest Answer: Well, I think what’s happening is that the GHMC are only bothered about the encroachments that are directly affecting the metro construction works. Otherwise nobody gives a damn. Few days back only during an inspection, the corporation came across a case where a resident of Punjagutta had kept iron rods on the road, blocking traffic flow. The area was near the metro construction. So he was seized immediately. But there are a lot many cases like this in other parts of the city that go by unnoticed.
Q:
Hey what is the current news on the Masi beautification project that was undertaken at Uppal? Didn't the residents who lost their land for development get some sort of compensation? And also won't the real estate in the area be affected because of this?
Latest Answer: Now the problem is that the land owners are asking for more. They want the devlopment to be for multiple land use. They're asking for property tax emempts for a certain period as well as setback construction of buildings. I'm not sure what the current agreement is now but I know that this issue isn't too major, and the utmost importance would be to focus on the development of the locality. You want a nice cheap place to invest in which definitely has potential for land appreciation in a couple of years? Then invest in Uppal! :)
Q:
Should I not invest in an apartment in Manikonda because of the buildings that were illegally built without approved Panchayat permission? Won't the real estate of the locality be affected?
Latest Answer: Manikonda really isn't all bad! Agreed, those illegal construction did drop real estate value but noy by such a huge margin also. The locality is quite good and it's affordable. You get a 1000 sq feet apartment for rs 25 to 30 lakh which is cheaper than paying rs 35 lakhs in Gachibowli or above 40 lakhs in Hi tech city! The locality has faced water shortage in the past, but the situation is much better now. Oh and it has great connectivity to other parts of the city. Just 3 km away from ORR and the Indira Gandhi flyover. 15 km or so away from the Kukatpally metro and about 8 to 15 km away from all the major IT hubs like Gachibowli and Hitech city. If you're buying an apartment there, don't just buy blindly. Check for proper documentation before signing any papers. Basic stuff and you'll be fine. :)
Q:
Hi, I am interested to invest in one of the many upcoming projects of Nagole locality in Hyderabad. I would like to know the real estate scene in the area and whether it is favorable for investment. Thanks.
Latest Answer: Hi, I think various localities which are suitable for buying residential property in current market trends:
1. Gachibowli
2. Kondapur
3. Miyapur
4. Madhapur
5. Nizampet
Q:
I recently read somewhere that the real estate of Miyapur in Hyderabad is booming and this is the right time to buy property there. Is this true? How well is the area developed?
Latest Answer: The residential market scenario in Miyapur is undergoing a rapid change from traditionally owned, independent houses to multi-storeyed apartments that offer various amenities. However, an individual can still prefer to buy his/her own empty plot and then proceed to construct his/her dream home on it, in the more sparsely populated sections of this locality. There are still a number of empty plots available for purchase in this part of Hyderabad, and prospective buyers need to quicken their pace if they intend to buy any because of the increasing shortage of free space in the area.
Q:

Hello, I am wanting to live in Mehdipatnam but am not very sure about the locality as I am new to the Hyderabad city. Please provide me with useful insights on the amenities, surrounding, transport and facilities of the area. Thankyou.
Latest Answer: Along with the information provided above, Mehdipatnam also has very well connected means of transport. This includes the longest flyover in India which is expected to connect the locality to Shamsabad over a stretch of 14 km. The new airport for Hyderabad is coming up in Shamsabad so this will make commute to and fro very hassle-free. Being filled with many large shopping malls and also shops, Mehdipatnam has actually become the centre for shopping for surrounding areas like Pedda Mangalaram, Chinna Mangalaram, Narsigi, Chevella, Moinabad, Chilkur. In conclusin I think Mehdipatnam will offer many benefits if you want to live there go ahead.

Hello. I want to move from Kokatpally to Amsri Palm Meadows in Maheshwaram district of Hyderabad. I think the place is quite nice, but would like more information on the project and locality as I am new to Maheshwaram.
Latest Answer: Hi, Amsri Palm Meadows is situated in the upmarket area of Maheshwaram in Hyderabad, which is a convenient location if you travel a lot. With the airport being so close, Amsri is in a truly prime location with many facilities all around. The villas are large and come in 2 or 3 BHK, while the prices have not been disclosed by the builders yet. Overall, it is a great place to move to because the amenities are plenty and the villas are furnished well for your convenience. Hey, I own a 3 BHK of 3015 sq.ft in Trendset Winz at Nanakramguda. I wanted to know if I should sell this apartment and reinvest in properties somewhere near Gachibowli, madhapur or should I hold on to this one and expect further appreciation in the property prices in Nanakramguda.
Latest Answer: I agree that Trendset winz is a great property, but don’t you think investing in areas like Gachibowli, Hitec city, Madhapur etc might be more beneficial not just in terms of future capital appreciation but also because of the great social life one can enjoy in these areas, with every all types of facilities, hospitals, malls etc abundant in these areas. If your reason to move from nanakramguda is to have a more lively surrounding, then I would say you can definitely find a great apartment within a 2 crore budget in the prime areas. Can somene who has invested or looking to invest in these areas help with more information?
Q:
I have been doing a lot of research these days about completed and upcoming projects in north-west region of Hyderabad. I see a lot of projects coming up in Kukatpally. But, I’m not sure about the status of the metro construction in the area. Can someone help me with any updates on the metro construction and its impact in the area?
Latest Answer: I agree that metro construction might seem like a bad thing to the current residents who have to jolt through long queues of traffic everyday along the Kukatpally road. But, it is important to look at the bright side, investing in Kukatpally at this time is ideal. If you are planning to invest in a ready to move in property, I suggest you bear the traffic for a year or two more, because the metro-rail would definitely shoot up property prices in Kukatpally. The announcement of the division of state into Telangana is said to have accelerated the metro construction, and will result in an increase in real-estate prices in Kukatpally.
Q:
Hello, I am planning to move to Hyderabad in a couple of months. I wish to invest in a gated community villa project, preferably away from the everyday city bustle. Please list out the best projects, builders and localities to invest in.
Latest Answer: I think it’s a great choice to go for villas instead of apartments. It is advantageous to own a villa than an apartment due to the added benefit of not just owning a house but the land also. Hyderabad has some great investment opportunities when it comes to villa. I recently stumbled across Elite Villas, located in Kollur. From a locality perspective Kollur offers a secluded yet a well-balanced lifestyle. These villas have a built-up area of over 2215 sq. ft making them spacious and extremely comfortable. However, I couldn’t get my hands on the pricing of these villas; it would be great if someone can let me know about the pricing.

Hi people! Can someone tell me more about the present condition of the real estate sector in Hyderabad? Also do run me by some of the good localities that I can look at for buying a good apartment in a well-maintained society.
Latest Answer: Hey there. As is seen all over India, even Hyderabad faces the trend of citizens slowly moving into apartments from independent houses. You can avail of good flats in excellent societies for a much cheaper price if you don’t mind staying a bit away from the city. Hyderabad is a rapidly expanding city, and surrounding villages have started turning into suburbs that residents prefer because of the free space and the clean air. You can check out flats in a locality like Medchal, which is slowly turning into an all-providing suburb. Kondapur and Shamirpet are also some other choices which offer good apartments for relatively cheaper prices.
Q:
The real estate in Hyderabad is one of the best in the country, and I’m planning to invest in it. What are the latest developments in the Hyderabad real estate sector and how will they be affecting future developments?
Latest Answer: I agree with you,Govind. Hyderabad real estate offers some of the best properties that you can lay your hands on in India. However, in recent times, the real estate sector in the city has taken a nasty beating from its political cousin. But even in such turbulent times, the foundation stone was laid for a new Animation and Gaming park that soon going to be developed in Hyderabad. This park is to be located over an expanse of over 30 acres, and is part of the ambitious Information Technology Investment Region. The future development in at least this part of town, namely Rayadurg, is going to be steady as per my knowledge.

It’s definitely a place worth checking out if you’re planning to move to that part of town.

I’m thinking of buying a property in the Prajay Virgin County that is based at Maheshwaram. Can someone tell me what the present rate scenes are,, and whether it’s worth it?

Considering the villas are 1,627 sq. ft. each, they would cost you around INR 33.67L each, which is a little more than what you would pay for the apartment. Prajay Virgin County has the HMDA approval, along with the Leading Housing Finance bank approval. The maintenance staff is very efficient, and the area is safe and secure.

How is the development of HITEC City influencing the real estate market in Hyderabad? I’m considering buying property in the surrounding areas like Manikonda, Gachibowli, Madhapur, and Nanakramguda
Latest Answer: Hey, I think it is a good idea to invest in property in any of those areas. The prices of the apartments in Madhapur and Nanak Ram Guda are a bit on the high side. The average square foot price in Madhapur is Rs. 4764 and in Nanak Ram Guda it is Rs 5000.
Other localities like Gachibowli, Manikonda or Kukatpally are slightly cheaper and more affordable. The average square foot price of apartments in these areas is around Rs. 3000.
Extremely cheap apartments are hard to find around the HITEC City, but you can always charge an appropriate rent to make up for the amount that you invest in the property

Q:
How will the construction of Metro rail in Hyderabad influence the real estate market in important areas like Miyapur, Falaknuma, Shilparmam, and Nagole?
Latest Answer: Hey, these three routes are interconnected. So you can change your line depending on your starting point and your destination. Corridor I meets Corridor II at M.G. bus stand. So if you want to go to Gandhi Hospital from L.B. Nagar, then you can take the Line I from L.B. Nagar till M.G. bus stand and then change over to the Line II and reach Gandhi Hospital.
In the same way, Corridor I intersects with Corridor III at Ameerpet and Corridor II intersects with Corridor III at Parade Grounds.
Since the commuting issues will be solved to some extent, there will be rush to buy real estate near any of these metro stations, especially stops like Falaknuma, Mettugoda, Miyapur, Nagole, as these are key areas of the city
