Tishman Speyer when asked about the future of the project, he said that he was optimistic but didn't go into much detail. The new york real estate developer operates over 358 projects totalling over 123 million sq. ft. with a portfolio of $66.8 billion in 11 countries. Now that's impressive! And finally there are plans to start work on the Tellapur Techocity project that has been put to a standstill because of the lack of funds. But according to Speyer, getting funds is not the hard part and they feel that India has a lot of scope for investment. The phase 2.1 of the project, actually has room for 7000 IT professionals. There will definitely be some more developmental changes in Gachibowli when the project is in full swing.
It is amazing that the first phase of the project was launched in 2010 and was able to be completed 4 years later. It even got a prestigious LEED Gold Certification and they're looking to acheive the same Certification for phases 2.2 of the project. I'm sure it is possible. The building is said to be very modern with state of the art facilities. It also practices many conservation techniques which is much required in a country like India. I can just imagine how much more traffic there is going to be in Gachibowli now. :|
Yes the first phase is only completed. Now the second phase has been launched and the investment here is about 250 crores. Tishman Speyers is one of the co developers who has invested 1050 crores in this project! With this new investment, the total area of WaveRock will be over two million sq ft. This project will make IT sector expand like anything. Demand for property here will definitely increase as more immigrants and IT professionals will move to Gachibowli. Property rates are already quite high here. Imagine how prices will skyrocket once this project has been completed. :)
Okay so 2 things happened at the waverock event held on the 15th of this month. The CM KCR inaugarated the completed of phase 2.1 and launched phases 2.2 of this project. The project is part of the larger IT/ITes SEZ promoted by TSIIC. The 2.1 phase was a huge success. I think the investment was around 200 crores. The building has about 17 floors and 4 floors of parks. Not to mention, the 7 lakh square feet of IT space that is a huge bonus. The CM has stated that he would offer all his support towards the devlopment of IT companies all over Telengana. This is a very good thing for the city and it's projects like these that will atrract many potential buyers.
