Lack of Connectivity in Tellapur

Q: I've been hearing that Tellapur has a lot of real estate potential but then why do people complain about n number of civic problems in this locality? Especially problems like connectivity. Is it a bad choice for investment?

Hey :) I don't know if you were following the news but in January 2014, there was this news article that said that there's a 50% rise in residential property in Tellapur just between April 2012 to December 2013. I think this is a great location to invest in and if you did one and a half years ago, then you'd be really lucky. According to me, property value is only going to appreciate because of the growth this locality has to offer. Apparently the township project is going to be on 400 acres of space and it will have a presence of a number of IT companies that will really improve the worth of the locality. Go for it man! :)

Yeah see that's exactly where the problem lies. Now Tellapur is known as a place with many residential suburbs and with the upcoming integrated Township, it is bound to become very well developed. Or will it? It seems that in today's world, there is more focus on fast pace of development that infrastructural activities aren't even getting completed properly. Sure, there is a steady increase in the number of IT sectors in top localities like Madhapur, Gachibowli, Hitech city and Tellapur but to what cost? Growth and development should be 2 sides of the same coin. The increasing demand for property and facilities is only putting a strain on Hyderabad, and it can't keep up with the supply. SO even if a locality has great real estate potential, it is not because the civic issues are dealt with well. It is only because there are a number of companies and the locality is strategically located.

Yes, it is a nightmare to drive alongside the railway tracks because there are a number of potholes and inundations that actually damage your car. Not only that, the many people on the road all competing for the same spot, doesn't help either. I really like Tellapur otherwise. It is a nice locality which has good schools, colleges, supermarkets and malls. Lot of IT companies and it is well developed. But issues such as bad drainage, really can't be associated with a minor issue. It is much bigger than that and such things need to be looked into by the civic authorities. This locality is also cheaper than Gachibowli and Madhapur where price per sq feet is around rs 5000. But in tellapur it is still around rs 3000.

That's true. Some of the big residential projects in Tellapur like BHEL and and MIG colony are coming up all over the place. But there is a cry for basic civic ammenities. The problem with Tellapur is that, even though it is very well located and close to all importannt vicinities, it is still so darn difficult to actually get to other places in the city like Gachibowli and Madhapur. The narrow lane beneath the railway track can't even be used now because of the increasing population and hence inceased traffic. It is impossible to cross the road to drive on that lane. Also the flyover construction that is happening alongside the bridge is another big headache. Half the time we have to take diversions because officials don't let us pass. It is very frustrating, especially since my office is in Gachibowli.
