Government property at Gachibowli

Q: What is the current situation on the land issue at Gachibowli, Hyderabad? Has there been any improvements in the facilities provided since the authorities took over? And how beneficial has the Gachibowli flyover been in regulating traffic?

Based on what I read here http://www.commonfloor.com/guide/hyderabad-realty-development-in-areas-surrounding-gachibowli-37665.html and even otherwise, I would say that Gachibowli is a really good locality to live in. If you manage to buy a house here, lucky for you because the value is just going to appreciate like anything. The Gachibowli flyover that opened about 2 years ago has done wonders for transportation. The flyover ensures that vehicles from Madhapur and Kukatpally and those coming via Kondapur move onto the ORR without much causing traffic congestion at the junction. Also there are 81 pole lights installed all along the flyover which is a marked improvement for visibilty in the nights. Now there's even a service road. There have been some complaints about potholes and low quality roads but work is still taking place and I'm sure there are going to be many more improvements.

The government took control over this land only last year and instead of profitting from the real estate boom they should definitely put the land to good use for the public. They should provide parks, playgrounds for children, government schools and hospitals with all the land that they have. Land prices in gachibowli range between 18000 to 25000 rupees per square yard. There is obviously a reason for this high demand and it boils down to the fact that this area is considered to be one of the more posh and developed parts of the city. But still I feel that so much more can be done with all of the land that is no longer open to private investors.

So about 132 acres of Gachibowli is now considered state property. There were a lot of different opinions about why and how this happened. But the basic story is that once the Land Reforms Tribunal issues a final proceeding declaring a piece of land is considered surplus, the land automatically is under the control of the State free from any restraint. In this case, the declarant filed a statement in 1969, declaring that 137 acres are surplus land. Now that the Outer Ring Road has opened up, there is a lot of developmental changes in the areas that are in close proximity and Gachibowli is one of them.
