Making Money in Miyapur Real Estate

Q: I am relocating from Madhapur to Miyapur in very short time. I don't know much about this locality. Can anybody please tell me good schools, restraunts, road routes and all of this area? Any info related to Miyapur would be of help. Thanku.

"The ICBT or the bus terminal is being constructed around 1 lakh square feet of space of
passenger and commuter terminal space. The area of the entire project covers around 55 acres, while the project cost comes up to a 100 crores. I do hope they get done with constructing it quickly. It will get easier to commute from here."

The upcoming bus terminal in Miyapur is expected to change the face of realty in the area. This project is already under development, and is being built with as many as 200 bus bays. These bus bays are built with a plan that aims to accommodate as many as a 100 buses in the terminal any time of the day.

Also some water problems are here. If you are buying an independent house then make sure to install extra tanks during summers, if you are going to live in a gated community then you might be spared of the water scarcity problems.

Miyapur is definitely a good spot, but the traffic problem is a major headache here. I guess that cant be avoided because of the ongoing metro construction and all. Especially if you're going towards Kukatpally from Miyapur, get ready to be stuck in the jam for quite some time.

Hey there. There are 4 basic reasons as to why you should invest in Miyapur. For the affordability, rental accomodations, social infrastructure and new projects. Begumpet is another locality you should also look into. It is 28 km from Hyd, and is 8 km from Miyapur. This locality also has a lot of potential, although at the moment it isn't as developed as Miyapur is. But property here is cheaper and in the long run, prices here will definitely appreciate anyway, so it's your call. But even Miyapur is quite affordable if you compare to Gachibowli and Hitech city prices. New projects like expansion of Hyderabad Metro Rail, Elixir City at Ameerpur and Hyderabad BRTS service in Miyapur, is readily attracting realty investors. This can only mean that the locality is filled with a lot of worth and if you want to indulge, this is your chance! :)

Miyapur is strategically located at the Mumbai highway and is surrounded by a number of localities like Kukatpally, Balanagar, Nizampet, Madeenaguda, Ganesh Nagar, Kondapur, Serilingampally, Chandra Nagar, Lakshmi Nagar and Swarnapuri. Don't worry about connectivity because APSRTC buse survice does a really good job. Lot of software companies and educational institutions in this vicinity so Miyapur caters to a very diverse crowd where many residents here are a young crowd. I think I should give you a list of landmarks as well- Miyapur Patel Cheruvu, Hafizpet Cheruvu, Madeenaguda Cheruvu, Gangaram Cheruvu, Ameenapura Cheruvu, Miyapur ‘X’ Roads and the Allwyn Colony Junction. Most of these landmarks are famous lakes that attract residents as well as tourists. Perfect place to get a little peace and quiet away from the city's hustle and bustle. :)

Some of the important residential colonies here are Narendra Nagar colony, Indira Nagar colony and Stalin colony. A few of the residential projects that are completed include My Home Jewel, SMR Vinay City and Janapriya West City. High demand is for villas and residential apartments so there are tons of 2 and 3 bhks available. Avg price for rent a month for 2 bhk is between 8k to 15k, while for 3 bhk it is between 15k to 30k. Price per square feet average is around 3500. But this value did depreciate by 1% between last quarter of 2013 and first quarter of 2014. But I think now the values have appreciated again.

Miyapur is very clean and green according to me because of the number of parks and water bodies that are all around the locality. Roads that will connect you to most other places in the city are Kukatpally Road, upcoming Yellamma Banda and Hafeezpet Roads. Roads such as The Outer, Inner and Regional Ring Roads, state and national highways connect Miyapur to other parts of the state. So all in all there is absolutely no chance for isolation and Miyapur is extremely well connected. Other stations close by are mportant stations here include Hyderabad Deccan Station, Secunderabad Station and Kacheguda Station. Even Rajiv Gandhi International airport is 30 km from Miyapur. Bus, MMTS train service, and autos are common methods of public transport and the upcoming metro rail project is sure to boost real estate value even further in no time!

Hey Miyapur is very nice locality that is only 23 km from heart of Hyderabad city. The city has really developed over the years with a sudden growth of IT, pharma and apparel companies in the area. Miyapur is located on the Mumbai highway itself and this is a major reason as tho why property demand both for commercial and residential spaces is on high request. Closest airport is Begumpet airport which is 18 km away. Closest railway station is Lingampally railway station which is only 5 to 7 km from miyapur. Lot of good schools like Fusion International school, Sentia Global school and Sri Shanti Niketan school are located closeby. Shri Chaitanya Boys Residential college is the well-established college in this area. Many beautiful temples are also there like the Lord Hanuman temple and Saibaba temple. Important hospitals in the area are Ragi hospital, Mirra hosiptal, Raja hospital and I'm sure even multispecialty hospital are present here.
