Q: I am thinking of investing in an apartment in Elamakkara, Kochi. What are the potentials of development in this area? Does this are face any civic issues?
What is the standard sqft rate for a good and reputed builder with a project with good amenities?

Further, what is the standard system for the payment schedule? If it is a new project probably for 3 yrs, how much would normally a developer expect the customer to pay in first year (%)?

Elamakkara, which is located about 12 km towards the north-eastern fringe from the heart of Kochi, is developing into an important micro-market for affordable residential property. Besides its proximity to some major roads, the area is also developing rapidly in terms of infrastructure development. Moreover, it is also in the vicinity of many other prominent residential areas in Kochi like Kalamassery, Edapally, Kakkanad and Kaloor among others.
