What is method of recovering/calculating EDC/IDc from allottees

Hi, Right now in Sonepat EDC is 7.70 and IDC are 9.90.

Thanks for explaining the matter. But pl. tell if the EDC/IDC amount is payable which is demanded by the Builder at time of offer of possession or may be increased later on also as per the rates revised by Authorities time to time ie what is time when EDC/IDC payment made becomes final, as I had made payment of Rs. 360000/- for plot of 360 sq. yards as demnded by them vide their letter dated 21-01-2009 but later giving final demand notice vide letter 12-08-2011 demanded EDC/IDC at 496856/- at time of offer of possession. On enquiry they referred letter dated 31-12-2008 from DTCP HUDA that amount of Rs 384/- per sq, yard more is payble. Letter referred is dated 31-12-2008 whereas demand for 360000/- was made on 21-01-09 for 360000/-( a subsequent date) . Could you pl.help in the matter as Builder is not giving satisfactory reply,instead threatening to levy interest of 24%pa for this excess amount.

Hi,
Whenever one buys a property from a builder in Haryana there would be 2 typical heads charged by the builder under the Government charges. You will find out that the unit price per sqft of these 2 components would vary from project to project. Even if there are 2 projects in the same vicinity the unit price of these 2 components would be different. isn't it surprise?

EDC – External Development Charges
IDC – Infrastructure Development Charges

Hi Nishant,
You are absolutely right. External development charges are levied by the developer on the buyer for developing infrastructure within the complex, these charges are levied by the government on the developer and, in turn, passed by the developer on to the buyer. This charge includes development charges for water supply, sewerage, storm water drainage, roads, street lighting, community buildings, horticulture, public health, road maintenance, and street lighting maintenance. Electricity and water connection charges are levied by the developer on the buyer for availing of electricity and water connection on behalf of the buyer.
The calculation of EDC and IDC is a function of FAR (Floor Area Ratio).Current FAR allowed for high rise in Haryana is 1.75.
HUDA defines the per acre EDC charges to be paid by the builder. This depends on the following 3 factors: 1)Potential of the region in which the project falls. 2)Type of projects.3)Year when the license was granted.

@Baldeep,
EDC & IDC are typically mentioned in BBB unless you have been given all inclusive rate.EDC/IDC should have been charged at the rate applicable at booking and not at possession since authority keeps on revising the rates.
