Q: Hi
I came to know that Haryana government has approved plan for people from economically weaker sections.
Any idea what will be the impact on Real Estate Market.....!!
As per news, with Haryana government saying provision of 31,736 flats beneath the economically weaker section and affordable housing classes in Gurgaon on Wednesday, common man's hope for owning a home unit within the Millennium town stays afloat.
According to info, formalities associated with allotment of 14,500 flats and plots beneath affordable housing and EWS classes are completed and scheme for allotment may be floated anytime by the Housing Board, Haryana, and Haryana Urban Development Authority (HUDA) when finalizing the modalities.
@ Richa, According to me, this has conjointly given hope to colonizers, who had opted for licences for different cities, and residents trying forward to cheap housing within the city or town of their selection. whereas responding to a matter by Gurgaon MLA Umesh Aggarwal, Haryana chief minister Manohar Lal Khattar, who holds the city and country coming up with department portfolio, detailed on the main points associated with affordable housing in Gurgaon. officers confirmed that like Gurgaon, the department is wheelwork up to clear licences for different urban areas too.
According to info, the TCP department has cleared 290 colonies beneath EWS and reasonable housing classes, out of that it's already cleared building plans of 209 colonies having provision of 31,736 housing units.
Notably, since September 2014, once the committee issued notification for announcement of assembly polls in Haryana, the town and country planning department had stopped supply the modification of land use (CLU) permissions for private colonizers and also the ban has not been upraised to this point.
As per my knowledge, the affordable housing scheme was launched in 2012 by then chief minister Bhupinder Singh Hooda. Colonizers, WHO had applied for CLUs, were apprehensive concerning their comes with the amendment of guard in Haryana because the government was nonetheless to start out the CLU method.
@ Ruchi,
In my point of view, notably, around 3,190 CLUs were issued across the state throughout Hooda regime. Largely, the CLUs are issued for Gurgaon, Faridabad, Palwal, Sonipat, Rewari Rohtak, panipat and Karnal within the urban center region (NCR) and Panchkula, Hisar, Ambala and Kurukshetra.
I came to know from news that, the department of town and country planning (DTCP), to route all affordable housing applications through a single portal. So that people will get an clear cut idea & information about the affordable housing project & scheme. Many people are unaware of how to apply for the scheme. So in order to stop unwanted interference of other people , DTCP should make its website transparent & provide all information over there.
Yes , that's right. People desperate to buy flats under the affordable housing scheme, are paying undocumented premiums to book their flats. If they followed the regular route, interested buyers would have to fill up the application form for affordable housing, along with a demand draft for a fixed amount, and wait for the lucky draw. But buyers desperate to land the flats are trying to bypass the lottery process, aided by a nexus of developers and their representatives.
As per different sources, when such complaints reached deputy commissioner T L Satyaprakash, he took the issue seriously and made a proposal to the department of town and country planning (DTCP), to route all affordable housing applications through a single portal. As per Mr Satyaprakash, if all these applications are routed through a single portal, the process will become more transparent and irregularities can be checked.
The concerns regarding streamlining of the processes involved in affordable housing are very important. DTCP secretary has already asked his officials to work on upgrading the related website - tcpharyana.gov.in - to incorporate this feature, rather than host a parallel website. A consultant has already been hired and some work on the issue already done.
HI, As we all know that possession date is a play thing for builders & developers. It's like from 100 buyers 80 people having possession complain. So to prevent such tragedy what govt is going to do???
OK i agree ,but it's not like all the builders same. Before doing any investment or purchasing any home you should inquiry about builder & it's track list . At least you should go and talk to the previous home buyers.... Anyway here according to govt. The projects have to be completed within four years from the date of approval of building plans or grant of environment clearance, whichever is later. The licence will not be renewed beyond the four-year period from the date of commencement of project, according to the policy. To avoid such tragedy Govt. is going to apply such a hard rule on it.
@suroshree,yeah govt. has taken significant steps to increase the interest of Developers & builders on this scheme. The state has decided to exempt the licence fees and infrastructural development charges. It would also give extra FAR to them. The floor area ratio (FAR) for the projects have been increased to 225 against 175 permitted in normal group-housing projects while ground coverage has been increased to 50% against 35% allowed in normal group-housing projects.
Hi All, I came to know that "The state government of Haryana" has approved a plan to provide "affordable-housing" units to the people from "Economically weaker sections".According to the new affordable-housing policy,a developer is allowed to construct and sell small-housing units measuring between 300 sq ft and 645 sq ft under EWS and LIG category.
HI,
As per my knowledge EWS- Economically Weaker Section, The government is likely to raise the income threshold to define the economically weaker section (EWS) to about Rs 6,000 a month from the current Rs 3,300 a month. This will increase EWS numbers by almost 40 per cent. The EWS population benefits from government housing schemes and gets softer interest rates on housing loans from state-owned banks.
Income group has 3 criteria - LIG,MIG,HIG. LIG- lower income group.
The maximum allotment rate of apartments under such project will range from Rs 3,000-4,000 per sq ft depending upon the higher, medium and lower potential towns divided by the state under different districts. The houses under this scheme would cost as low as Rs 12 lakh for 300 sq ft units and Rs 25 lakh for 645 sq ft units.
HI, Yeah I read in news that Haryana government has approved a plan to provide affordable-housing units to the people from economically weaker sections, costing between Rs 12 lakh and Rs 25 lakh depending on the floor area.
