i have 600sqft plat in parivakkam in near poonamallee , i will try to get panchayat approval in parivakkam president , he reply that he wont give the approval, so what can i do, please gudie me

Hi All, It's not like panchayat approvals are of no value . Actually in some areas, after the layouts are approved by the DTCP or CMDA, Panchayat may approve the building plans. There are some region where DTCP act may vary.

Hi rama, In my point of view, these benefits are unavailable for unapproved layouts. The property value will also increase substantially if approval is sought and this will increase the resale value. The scope of transparency in transaction is increased and resale is also easier. Banks will only be able to fund building construction or renovation when the land is approved.
Hi Guys, As per my own experience, I got to know, it is often considered illegal to provide water and sewer connections to such buildings constructed on unapproved land. As building plan approval will not be provided for such unapproved plots, possibility of demolition of such buildings cannot be discounted.
