Balkampet link road - affect on Begumpet real estate

Q: The Balkampet link road is open up soon. How effective is this going to be in increasing the connectivity around these parts? And will it help the Begumpet real estate?

As the travel time between Begumpet and Balkampet will get reduce by almost half, it will definitely attract home buyers to shift to this area.

Of course this area is going to see capital appreciation, in fact acc to the Apr-Jun issue of the PropIndex, there has been 9% jump already, defintiely owing to the completion of this road.

Yeah Kukkatpally is hardly 10 kms from here but during office hours, it takes an hour to cross the stretch between Begumpet and Ameerpet because of traffic woes and poor road management.

Roads which connect HITEC City and Kukkatpally to Begumpet remain jammed during late evening hours. Metro construction work is also going on here, which makes the situation worse. This used to be a major concern of Begumpet residents and also one of the reasons why occupancy level is low here

Begumpet has already been an established residential area for some time, but never came to the forefront because of this traffic issue

If the estimates are right, in the next 30 years, the link road will serve 60,000 vehicles per day and, as a consequence, traffic on the Begumpet flyover will reduce by 20 percent.

Yes it will be great actually. Its a blessing for all of us living in Begumpet, and also in neighbourhoods like Brahmanvadi, Nature Cure Hospital area, Indira Gandhi Puram and Renuka Nagar

It will traffic congestion on NH-9 between Ameerpet and Sanathnagar or Kukatpally and on SP Road between Rajiv Circle and Greenlands flyover.

Once active, this road will reduce the travel distance by 2 km from Kukatpally, Balanagar, Fathenagar and Balkampet to Secunderabad and vice-versa.

Yeah thank god the GHMC finally took matters in their hands. I think they practically took it as a challenge and completed the work in just the past three months.

This project kept on getting delayed. There were so many reasons - stiff resistance from property owners to acquisition of lands, delay in shifting utilities like electrical towers, high and low tension lines, water and sewerage lines.

Its a 1.41-km-long and four-lane link road and constructed at a cost of Rs 45 crore. The work started in October 2007, but would always get delayed due to something or the other.

Im glad that finally this Balkampet link road is going to be inaugurated. In fact Ive read quite a lot in the papers about this. It should get inaugurated pretty soon no?
