Q:
Hey friends, how is the market in Batasingram right now? It is wise to invest here? How is the area and the locality here?
Latest Answer: I’m pretty sure that it is purely for industrial purposes, so it wont be such a big game changer to the real estate market here. Although, this might actually proves that this area is kind of under the radar of the HMDA for further development projects. It might be fruitful for an extremely long-term investment.

I heard there are a bunch of new roads being constructed in Hyderabad? Can anyone tell me a bit about these, I’m asking bcoz I’ll be investing in real estate soon and I need to make the right decision where.
Latest Answer: I can, actually. There will be an 11.6km long road between Secunderabad Cantonment junction and old Alwal, a 12km road between Survey of India to Medipally on NH 202, and a 9km road between Taranagar and Davaraguda. There will be two roads starting from the Nagole bridge, one towards Gourelly on ORR, and the other towards Singaram. Both of these are 14km long. Q:
Heard about some interesting new measures for the upcoming monsoons being taken in Khairatabad. What’s the situation, guys? I will be shifting to the Ameerpet region, my interest is mostly in Khairatabad, so wanted to know about the status there.
Latest Answer: Yeah he is right. Would you believe that so far only 6 out of 22 patching works have been done? I mean, this is the height of inefficiency. Just because the monsoons are late this year, shouldn’t mean that they are going to delay their work like this. Because suddenly rain sets in, and then all these uncomplete works cause more problems to the residents of these areas. The Ameerpet division of Khairatabad was allotted Rs 1 crore to patch up the BT road. There were a total of 9 patching works required in Ameerpet alone. Out of these, only 5 have been completed so far.
Q:
Hi friends. I am looking to shift to Banjara Hills and since I am someone who needs to travel around the city a lot, I need to know how the road infrastructure is there. Can someone help me with this please?
Latest Answer: Hi buddy! I have been stuck up in this traffic so many times I can't tell you! But I love this area. All famous people live here and my favorite places are all here. Yes I think The flyover work has already started and these roads would see new flyovers soon. Once they come the traffic will get much better. But I don't think it will stay for long. I travel in public transportation so many times. People only want to travel in their own vehicles thats why so much congestion. This flyover will help for a few years and then again that will also get crowded. What to do.
Q:
Hi I am someone who travels around the country on a regular basis. Since most of my travelling arrangements are made by rail, I wanted to know how far the railway stations are from this property.
Latest Answer: Hello friends. I just wanted to point out that apart from the two stations that you have mentioned, there is also Vidya Nagar Railway Station near the same area. Since The Vidya Nagar Railway Station is almost the same distance as the Secunderabad Junction, It could be a good option to board trains that share these stops. It is almost 3.5 kms away and should take you around 40 minutes to reach from the site. It mostly depends on what train you are boarding. If there is more traffic towards Secunderabad station, this could serve as a good back up.

There’s also an MMTS station in this locality, making your life easier when it comes to long-distance, intra-city transport. The traffic, though, is quite hectic and traffic jams on the main road can get annoying at times.

Hey what is this about DLF selling land to a local builder? Wht sort of developmental projects will be undertaken on this land? Also, will this project benefit Hyderabad's real estate ?
Latest Answer: Hi,
It is my personal advice to you that it is always good to be sure that the land is free of encumbrances and the approvals are in place. Either it is a reputed builder like DLF or any local builder. If it is a high rise apartment then make sure that the builder has got the environment clearence.

Assocham has suggested to the Telangana government to take growth outside Hyderabad by building infrastructure in other parts of the state. Q:
Hey can someone be nice enough to give me details about the Divya Vihar Project in Ujjain road. I’m just trying to explore my investment options in the area, and would love to know more this particular project. Thanks a lot in advance.
Latest Answer: I totally agree! There are many benefits of investing in plots and houses offered in a colony or a community. There is safety and security, and also problems like electricity and water are well taken care of by the builders till the colony is developed, and later on by the homeowner's association. Divya Vihar seems like a pretty decent project to me, and with the proposed Bus terminus, railway station, shopping mall coming up, and its good accessibility to super corridor, its future prospects look good.
Q:
I have heard that the roads in Chanda Nagar is very badly maintained. I live in Trichi and want to invest in a property in Hyderabad. I was looking at property in Chanda Nagar but also saw in some places that the roads here are very badly maintained. Can someoene give me some up to date info on the roads?.
Latest Answer: The road conditions in and around Chanda Nagar have improved over the last two-three years. But they are still not very good. The rains cause conditions to deteriorate and makes traffic clog up. This is a problem in most of india though. Don't let only the roads decide your investment. Chanda Nagar is a good locality and has a good potential for growth. Problems with the roads will be fixed in time, hopefully. Most of the time, the roads are managable.
Q:
Hi, I'm 25 year old bachelor looking for a place to stay in Chanda Nagar. I have never been to hyderabad and was hoping that someone can tell me if this locality has good connectivity, transport facilities, and social infrastructure. I will be starting work nearby in a week, so please let me know thanks.
Latest Answer: Where are you going to be working? Chandanagar is a nice place. It's more peaceful compared to the other areas. There's a bus stop close by that you can catch a bus to work from. A vehicle will make your life much easier though. As for Hyderabad, it's a good place to live for a bachelor. The nightlife here is pretty decent also. Only problem is the strict closing times for bars and restaurants.
Q:
Hey how good are the civic facilities in Shadnagar? Is it less developed because it's so far away from Hyderabad?
Latest Answer: Seems like there hasn't really been any news on the civic issues at Shadnagar which can only mean one thing. There aren't many observable civic issues and even if there are, they are probably things that can be dealt with. Shadnagar is a better choice for investors to invest when you only take the realty trends into account. Property value is said to appreciate by 30% in the coming year and the area is fast expanding what with all the IT companies and industrial areas like Balanagar, Kondurg and Kothur in close proximity. But factors such as good connectivity, repuation of the developer, neighbourhood safety must all be taken into account as well and there are localities in Hyderabad that are better on that front.
Q:
I’ll be moving to Hyderabad soon. I have heard the city faces a lot of water problems? I want to know exactly what is the scenario here. Can anybody help me out please?
Latest Answer: Hey, I would definitely advise you to go for double filtered water purified systems in your house, because most of the water in this city is not fit for consumption. The Pollution Control Board (PCB) have actually tested the water. They also are strongly advising treateing that water before drinking it. In some colonies of Banjara Hills, this tested water has revealed traces of bacteria, and even arsenic contamination. The funny thing is that even the water board HMWS&SB are shirking all responsibilities and claiming that the water is clean, even when it is clearly not.
Q:
Hey, can anyone tell me what’s new on the Union Budget 2014-15 for Hyderabad, especially in the IT department? I’m a prospective real estate investor, and Hyderabad is one of my major options for an investment.
Latest Answer: Yes even I’m very hopeful that there will be a fresh flow of young entrepreneurs into the city who are always eager to invest in the real estate market. This year’s budget was mostly about pushing forward these entrepreneurships. I’m also very impressed to see how they have decided to tackle the rising inflation by providing some tax relief to individual tax payers. We are also hoping that on the other hand all these national accelerators and incubators around the country will propagate development even further.
Q:
Apparently there are a lot of civic issues in Secunderabad this year. Is it a bad time to invest in this locality?
Latest Answer: This was the basis of electoral discussions in Secunderabad. Civic issues. Many politicians fought over what was required to improve the civic facilities of the locality. Also the delay for taking up developmental projects in Cantonment Area is also because of Army intervention. Officials need prior permission from the army to do anything and this involves a lot of paperwork. It will be easier if such issues can be directly dealt with by SCB. Hopefully with the new budget allocated for 2014, there will be a lot of developmental changes in Secunderabad. i still think the locality has potential though. But issues like this are important and must be addressed.
Q:
I'm tempted to invest in Maheshwaram because it seems to have great potential but I've heard that the civic facilities are quite bad? Anyone can give me more info on this? Thanks!
Latest Answer: Yes Maheswaram is next HITECH city, I invested in plots there.
Q:
I read online that there's been a sudden rise in property prices in Madhapur, Hyderabad. What developmental changes brought this on?
Latest Answer: Hey, Madhapur is definitely not perfect. It still faces civic issues like water shortage and inefficient electricty supply. But the civic authorities are constantly working to fix these problems, they just don't seem to be doing a very good job. Now the place is really doing well and a number of people in the city have relocated here. It is because of this that now there have been problems with infrastructural facilities as demand doesnn't always meet supply. Public transportation is quite well done here with road connectivity to all parts of the city. The APSRTC buses in specific are very good and convenient to use. And I thought that not many people were looking to buy property here because it is more of an IT hub? More bachelors are taking flats and residential homes and gated communities aren't preferred. But in either case, it is still a good location but with lots of room for improvement

Q:
What is the water condition in Hyderabad? I will be moving there soon. Can someone tell me a bit about the water supply there, especially in areas like Anandnagar, Kundan Bagh, Punjagutta, Ameerpet, and Somajiguda?
Latest Answer: Yes, I know firsthand about that kind of discrimination. I used to live in Ameerpet, and faced similar problems. My cousin, who lives in Prashashan Nagar, has no issues with water supply, because a lot of important political personalities and bureaucrats live there. So I would advise you to consider areas like that, and also Kundan Bagh, Punjagutta Colony, and MLA Colony, if you’re going to moving to Hyderabad. Avoid Anandnagar, Ameerpet, Somajiguda and Yousufguda.

Hey there. I’m a resident of Chennai, and I’ve been given an opportunity to invest in some property located in Basheerbagh, Hyderabad through a friend. I need to know more about this locality in terms of property value, connectivity, landmarks, and other facts.
Latest Answer: Since you’ve already got a property in mind, it would be pointless for me to tell you the kinds of residential properties available in Basheerbagh. This locality is mostly made of independent hoses rather than flats. The price per square feet for any property will depend upon the location of that property within Basheerbagh. Some which are located closer to the main can cost around Rs. 1.3 lakhs per sqaure yard, while those located deep inside the locality can cost as less as Rs. 70,000 per square yard. So, that effectively means you can expect a price of Rs. 4,000 to Rs. 7,000 per sqaure feet depending upon various factors. The traffic, which frequently gets crowded, is the only disadvantage that comes with living in this area.
Q:

For outsiders, Hyderabad food is famous for its spice and the weather for its intensity of heat during summer. I’ve heard of some issues related to water as well as some electricity in Hyderabad. Someone please educate me more on the same.
Latest Answer: Water shortage and electricity problems are commonly faced during summer time by the residents of Hyderabad living in middle-class and lower-class localities. Since hydroelectricity becomes hard to obtain during summer, electricity shortage is somewhat prevalent throughout the city. I’d say that these issues can be lived with as long as you find alternate sources to manage yourself within the given constraints. Residents of Bholakpur and Malkajgiri have faced some water problems in recent times.

Latest Answer: Buying an apartment in Uppal now is a good choice according to me. I’m looking for one myself and have zeroed in on Uppal, mainly because it’s convenient to start a family here and settle. The metro that will soon be running is a silver lining. There are so many commercial establishments here as well. The Pocharam projects and the shopping malls that are coming up are definitely going to give this area an amazing facelift, and buying property before all these developments complete is a good idea

Latest Answer: I would say Jubilee Hills is undoubtedly one of the best residential locations for people who are ready to shed out a little extra. The quality of living standards here is really high. But the amenities available are modern with well-maintained parks and wide roads. There are many high end professionals, industrialists, and film personalities who reside here. This has made sure the municipality maintains the infrastructure well. The Apollo hospital, the Filmnagar club and the Gymkhana are all very close.
