Q: Can anyone provide me some feedback about the locality? How is the locality from investment pint of view?

Hi all,
Among the suburbs around Kalyan in northeast Mumbai, lies Ambernath- a suburb that is growing rapidly. It is located on the Mumbai-Pune route. Ambernath is part of Mumbais Metropolitan Region (MMR). A number of national and international companies have been based in this area over the past few years.

What is the property price going on in this locality? How much appreciation I can expect after investment?

The average property value is about Rs 4,200 per sq. ft. The area has already registered an appreciation of about 16 per cent in the last two years. The property value of a 1BHK apartment is in the range of Rs 19-27 lakh, while that of a 2BHK is in the range of Rs 23-33 lakh. The approximate price of a 3BHK apartment is about Rs 35-45 lakh. There are 2 and 3BHK apartments also available on rent. The approximate monthly rental for a 2BHK apartment is about Rs 7,000-9,000 while for a 3BHK apartment, it may be about Rs 12,000-15,000. Ambernath offers a good rental yield of about 4.4 per cent.

Which one is a better option eastern zone or western zone? most common apartment configurations in the locality

While the western zone of Ambernath is an industrial area, the eastern zone is witnessing a growth in residential apartments. Several bungalows have been torn down to make way for apartments. The most common apartment configurations in the locality are 1 and 2BHK apartments followed by a small number of 3BHK apartments. The typical built area of a 1BHK apartment is about 630-730 sq. ft. while that of a 2BHK apartment is about 850-1,060 sq. ft. The approximate built area of a 3BHK apartment is about 1,090-1,350 sq. ft.

How is the social and civic infrastructure in Ambernath locality? How is the connectivity and accessibility to the other parts of the city

Ambernath lies just beyond Ulhasnagar in Thane district, close to Ulhas River. It is also an industrial area, becoming home to several national and international companies. The locality has a good connectivity to Badlapur, an important railway junction in MMR through the Ambernath-Badlapur Road. Other localities that are easily accessible from the locality are Kalyan, Dombivli, Bhiwandi and Ulhasnagar. Some of the important roads in and around the locality are Pipeline Road, Kalyan-Badlapur Road, SH-76 and NH-222. However, most people rely on the rail route for traveling to the main city of Mumbai.

Ambernath is a fast growing area in the proximity of Kalyan, Dombivli and Ulhasnagar areas, just beyond Thane. There are several factors driving the realty sector of the locality, such as presence of industries, proximity to Thane, good accessibility and affordability of property. All these factors make Ambernath a good area to invest.
