Noida Extension Flat Owners Welfare Association demand Note of promise from builders.

Hi shilpa,

Yes I saw this news, The Noida Extension Flat Owners Welfare Association (NEFOWA) has written to 26 builders seeking their response on possible extra payments at the time of handover of flats. The association has asked all the builders to submit a written note of promise that no extra charges will be levied on buyers at the time of handover of flats. NEFOWA has given a seven-day time limit to the builders to respond.

Hi Shilpa,
NEFOWA has been leading a protest against a realtor that recently demanded additional payment from flat buyers in lieu of the additional compensation they have been asked to pay for acquiring land by the authority. Now a days builders are promising of something but in real they are giving something else.

Hi Guys,

As per my experience, i have noticed that, we are expecting the amenities for that we are paying them extra, but we are unable to get them. Some times even builder is threatening buyers if asking about these issues. Even buyers have been asked to draw drafts in Noida authority’s name.

Hi All,

Yes Kasturi , that's why, we want to know why so, and if it is indeed the authority to which buyers have to submit their cheques, then which department is in charge. When you will see in payment plan of a project, it is clearly mentioned by builder that no extra cost for basic amenities, still they will ask or demand some money for it.

Hi Shilpa,
Charging anything extra beyond what was agreed upon in the builder-buyer act is a violation of the UP apartment act, 2010. We’re moving court against the builder who has already charged Rs 50 per sq ft to buyers in lieu of land acquisition charges.
If builder is not mentioning in payment plan and then asking for it , then I think it is illegal .

Hi Guys,

Association have asked for responses from all builders, and if they find others planning the same, NEFOWA will address them all in these case.In my point of view, buyers are already heavily burdened by delays, along with the rent they are having to pay till their apartments are delivered. They are in no position to pay anything extra.According to me such last minute pressure on buyers at the time of the handover is unjust.
