Is Noida suitable only for investors or Home buyers ?

Commercial activities have also risen in recent years, with a spate of new malls and multiplexes. Noida has vibrating commercial centres and shopping arcades ,It has several star hotels also like Radisson Blu, Sector 18, Park Plaza etc. ,Noida also is home to leading hospitals such as Kailash Hospital, Jaypee Hospital, Max Hospital, Fortis Hospital etc. ,Today the Uttar Pradesh government has ambitious plans for Noida. It has Noida Master Plan 2031 ready. Keeping in view the growth potential of Noida in particular and Gautam Budh Nagar in general, the Uttar Pradesh government is trying its level best to provide this area excellent connectivity. Taj Express way which connects Delhi with Agra passes through Noida. It is now connected with Metro. New links are being planned to strengthen its connectivity with South Delhi, Faridabad etc. also. I have invested in Unnati world's Fortune Suites at sector 144, Noida. So in my view Noida is best place for investment in commercial property als

Hi Mr Abhay,
You can buy a plot for the price of an apartment along the Yamuna Expressway, which connects Greater Noida with Agra. The world class expressway provides easy access from Delhi. However, don't expect immediate capital appreciation because there is an oversupply of plots in this area. Plots near the F1 track or in the integrated townships coming along the expressway are better options.

As per my knowledge, small may not always be beautiful. As buildings go taller, large open spaces become a necessity. Look for a project that is adjoining a public park, or has bigger common areas. There will be a small premium between a 25-acre and a 50-acre project to start with, but with time projects with better amenities command a bigger premium.

Noida and Great Noida have high water table unlike Gurgaon where ground water is not available. Noida has better accessibility to Delhi as compared to Gurgaon, which relies only on the Jaipur Highway. However, both Noida and Gurgaon fall in seismic zone 4, where the risk of earthquakes is pretty high.

@ Mr Abhay,

In my point of view, some areas like the Yamuna Expressway and Noida Extension have large inventories and absorption could continue to slow down. Homes in areas with low absorption rate are less costly, but are suitable only for long term investors, who have a time frame of at least 5-10 years. You should invest in such properties only if you are an end user with no plans to dispose the property.

Hi Shilpa,
Yes , I think it's a common question for every one who knows the location but not sure whether it will be good for home buyers or only for investors. The proposed extension of the Metro from Dwarka-Noida City Center to Pari Chowk will give direct connectivity to Delhi and other NCR areas and the project is expected to complete by 2021. This metro is attracting many investors towards Noida.

According to me, The Noida Metro Rail Corporation (NMRC) has got the required approvals for the 29 kilometer long Noida-Greater Noida Metro link from the state government. Simultaneously, the Greater Noida Industrial Development Authority (GNIDA) has plans to set up its own power plant, which will provide uninterrupted power supply to the region.

As per my knowledge, reputed builders are attracted towards this area, because of huge demand of new home buyers & investors. From investment point of view ,those who expect handsome return in investment , this area definitely satisfies them. From connectivuty point of view, this area is easy accessible by city transport, bus & train. Proposed metro & existing metro added extra charm to this area.

This reflects in the way numerous high-rises have come up. Plus, if you thought that an upcoming location is home to only the mid-income buyers, Noida proves to be contrary. Apart from the existing job drivers, major projects like the Export Promotion Zones and the Taj Economic Zone along the Yamuna Expressway are likely to push the economic development of this region, triggering the realty market.

But as per my knowledge, there has been a lot of construction happening everywhere. In the new sectors, social infrastructure, security and connectivity becomes a problem. Therefore, even those having ready possession flats are waiting for some development in the area. But in my point of view, if Noida wants to gain as an area for end users, not just investment, then there should be development in infrastructures .

In my point of view, a model city is one that would cater to the disadvantaged section of the society. This should be the basic premise of planning followed by looking after the basic needs. There is no doubt that , Noida is a prime location & having major infrastructures but in the mean time ,Noida want more development, more number of School, Hospital & banks need to construct here.

Yes in my point of view, some development needed in this area. But it is not like Noida is not developed but actually Noida is developing. Not only investors are now a days investing in Noida but also due to rapid development home buyers (end users) are also choosing this location. Basic needs include water, electricity & connectivity need to be improved. Noida has got most things right and it aims towards the right thing as well.

As per my knowledge, the master plan gives insights into what you can expect from the area in future low density sports city and recreation, metro for enhanced connectivity, traffic management, knowledge park, local level planning for pedestrian pathways and a lot more.
