If the government gives a policy push, the developers are ready to push for affordable housing.

Hi Pramela,
On November 21St 2014, Supertech has launched Basera, an affordable housing project ,providing affordable housing across cities in Haryana. What is the meaning of affordable? Affordable housing is that where 30 % of monthly income of a citizen in a place that is connected by Infrastructure.

Hi Pramela,

Did Gurgaon not have affordable housing till now only because policy did not favor it? That seems to be the case because less than a year after the Haryana government came out with an ambitious housing policy in August 2013, whereby the government would issue licenses to private players for group housing projects, at least six large developers have already announced projects in this category.

@ Pramela,

The size of the units and the rates at which the apartments would be retailed was to be fixed by the government. Planning these units on plots of 5-10 acres each to reach the target of 1.25 lakh units for lower and lower-middle class population, licenses for these projects would be given on first-come-first-served basis, while flats would be given through draw of lots. Already, at least five projects have been launched by private developers in Gurgaon.

Hi Pramela,

The only riders are that the buyer should not have any other housing unit in Haryana. The potential buyer has to purchase a form of Rs 1,000 to apply. Allotment was by draw of lots and 5 per cent of the amount has to be paid when the allotment is made, 20 per cent more within 15 days and 75 per cent of the total amount in a construction linked plan.

Hi Pramela,
After launching this scheme , Govt. hoped a lot from builder. But the process was lengthy and not satisfactory . Neither builder nor buyer were happy with the scheme process. Though this scheme was very help full for LIG, MIG people, & the developers guarantee no price escalation and no maintenance charges for five years and guaranteed possession in four years. But first come first service is not suitable for every one.

Hi Pramela,
In my point of view, to meet the cost and afford ability parameters, Supertech also launched Supercast, a pre-fab construction technique that would make the units available at its Plant in Greater Noida and simply assemble at site to bring speed and efficiency. The entire development would be in 10-15 floor apartments.
