DDA to e-auction CWG village flats in 40 days

Q: Those looking for premium apartment units in Delhi may need to watch DDA's website because 214 flats from the Commonwealth Games village would be bring forward for sale here.

Hi,
As per sources, many people were given possession of these flats a couple of years back, DDA is as yet completing development work. Many open pits and lift shafts are not blockaded. Of the 4 societies, there is a society named Ganga, which is the most extremely terrible affected society.

It is horrible that old people need to climb stairs as there are no lifts in many blocks. There are only 2 or 3 lifts in Ganga society and that too are not working. Another significant issue is of fire safety. Firefighting equipment is there, yet it is not associated with the water supply. However, DDA has taken a huge amount of cash for the sake of maintenance charge.

Safety & lift are issues here, as well as development quality is another real issue here. Residents complained of the low quality of construction. As per residents, the overhead tanks are spilling because of which there is leakage in the majority of the buildings. Likewise, the basements are overflowed with sewer water, prompting unhygienic situation.

In a few societies, parking plot has not been allotted to residents, so they have to park their vehicle outside, which is not safe. The parking area is overwhelmed with sewer water. However many complaints are given to DDA and LG office, but not a single action has been taken by DDA.

Hi Guys,
Many people have taken large loans for these apartments. In spite of gathering crores of rupees as maintenance, DDA is not giving basic amenities & services. There are potholes in roads, in many places pavements are broken, lifts are not operational in a few blocks in some societies.

Have you heard, DDA has taken a lot of money as maintenance charge, but failed to provide basic amenities to the CWG flat people!!!!

Hi Sukhpreet,
According to latest news, residents of Commonwealth Games flats in Vasant Kunj arranged a protest against Delhi Development Authority (DDA) for absence of maintenance. They said DDA has neglected to give basic amenities in the 4 societies regardless of taking crores of rupees as maintenance charges.

According to sources, because of blame game in the middle of DDA and South Corporation, numerous illegal development is going on. According to residents, every general society had paid near Rs 22Cr as maintenance charges and DDA should keep up the area for a long time, 30years.

The last sale at CWG village happened 3 weeks ago when a 5BHK flat was sold at Rs 5.3 crore.

CWG flats, once put to auction, would be one of the most sought-after properties in the capital. Owing to their location, security and exclusiveness, there are fewer properties that would compete with CWG flats at the same price.

Yes Bhuvan,
After the auction, the UD ministry reserved the rights of selling the rest of the CWG flats. The cost to DDA for CWG flats in 2009 was around Rs 11000/sq-ft., and the Authority sold it for Rs 22000/sq-ft. in 2012. Going by the trend of the last three sales at the village, the current selling price is between Rs 18000-20000/sq-ft.

Even this auction being planned for the same reasons besides an additional one in that this time around DDA wants to get the best prices. In the 2012 auction, DDA sold 74 flats to the public and 156 to various central government departments and Delhi government, besides reserving 45 flats for its own officials.

The proposal has sent to the ministry of urban development and has been accepted only now. The last time DDA held auction of the flats was in 2012. There were two motives for holding the auction then. One was to test the market and see if they can attract a good response, which they did. The second was to get rid of part of our inventory.

Even members of Rajya Sabha are looking to get them as official residences. Delhi government and the income tax department have also asked the urban development minister to reserve some of the flats for its officials.

CWG officials are now looking to carry out an e-auction of the flats within the next 40 days while some final adjustments and last-minute discussion are on.
