Locality Review of Hi tech City, Hyderabad

Q: Hello, I am a software professional from Bangalore and I recently got transferred to Hyderabad and my work place is in Hi Tech City. I am planning to move there with my family, But I know nothing about this place, Can anybody please tell me about the area in general? Is it a good idea to invest here? Thanks.

The real estate market in Hi tech city has been seeing many ups and downs in the past few years, I think i remember the price being around 4,300 in 2009, and then then fell to 3,900 in the same year, They again shot up to 5,300 in 2010! and fell to 3,300 the same year. But from then, they have seen a constant rise.

But i have heard a lot about the water problem that is going on here. Because there are so many companies in the area, the water for residential houses is very less. and also, there is a very bad leaking drains and sewage problem here.

The Hyderabad metro rai project has started here and did you know that there is a station that is about to come uo here? The metro rail has been extended till hi tech city and this will only increase the value of the real estate there! Apart from that, Hi tech city is very close to the ORR and the Old Mumbai Highway, so im sure that investing here is a very good idea.

Hi tech city is a very well dveloped are with any schools around like Rockwell International School, Meridian International School, Phoenix Greens and Obul Reddy Public School. You get good medical cities too like, Rainbow Multispeciality Hospital, Sunshine Hospitals and Image hospitals which are pretty reputed.

Hey in terms of connectivity too, this place is really good. It has many TSRTC buses that can take you to the other places in the city, and also you have the Hi tech city MMTS railway station tha is 3 kms away.

hey if you dont want to buy an apartment, then you can get good apartments for rent here, right now the average price for rent for apaartments is around 15 rupees per sq ft, and for houses, the price is around 2 or 24 rupes per sq ft. So you can get a good 2 bhk for rent at 18,000 or so, or a 3 bhk for 27,000 or so.

Hi! Hi tech city is probably one of the well known localities in Hyderabad. The major part of this locality is in the form of companies and commercial buildings, but there are apartments that are coming up for the sake of the software professional who work here.

Hey the price here is pretty high as compared to the other areas in the city. I think the price for apartments per sq ft is around 4,300 to 4,400 rupees per sq ft. But the price for independent houses is pretty high 8,300 rupees or so. I think you can get a good 2 bhk house for 56 lakhs.

Hey! Welcome to Hyderabad. :) Hi tech city is the biggest and the major IT and Engineering Consultancy in Hyderabad. It is a very posh locality with many leading IT companies having thier facilities here, like IBM, QualComm, HCL, Facebook, Delloite and CSC Private Limited.
