How is the rental market in Uppal? Will it be a good bet to buy a property here for investment purpose?

The average rent for a 1 BHK apartment in Uppal comes between Rs 4000 and Rs 8000. For 2 BHK and 3 BHK, the rate card is between Rs 8,000 to Rs 13,000 and Rs 12,000 to Rs 20,000 respectively which is quite affordable.

Plotted developments are available nesr Outer Ring Road for investment purpose.

There are only two ongoing project in Uppal namely Harihara Sri Sai Anandamai which is an apartment project and High Court Colony Residents Welfare Association is a plotted development.

My budget is quite low and that's why I am aware that I can only buy a small apartment probably a 1BHK unit which is ready-to-move-in. Could you suggest few locality where I can get my dream home?

But see this place does not have a very good drainage system. During the monsoons, some of the low lying area in this area get flooded and the water comes off into the houses! It is very irritating. There is no proper garbage disposal system also.

Hey if you want to see some schools then Uppal also has many good schools around it like Kiran International School, St.Marks School, Sri Sai Public School, Siddhartha High School and many hospitals are also close by like Krishna multispeciality hospital, Life Springs and Matrix hospital.

Hey if you want to rent a place here , then let me tell you that the rental price in this area is pretty reasonable, I think the present rental price is 6 ruppes/ sq ft so you can get good 2 bhk for 6000 rupees/ month.

If you are looking for residential apartments or places to stay, then i suggest you take a look at the many projects that are coming up here like the Arupas Sri Nivas Heights, Sri Krishna Enclave, AV Hare Ram Residency, BK das sai swathi classic apartments in here. they have many 2 bhk and 3 bhk apartments for sale.

I think the present price in Uppal at the moment is around rupees 2400 per sq ft for apartments and for houses, the price is around rupees 2700 to 3,100 rupees per sq ft. I guess the price for residential land is around 2700, but im not so sure.

Connectivity of this area is also good! It falls right along the national highway 202 that leads to Warangal and to other districts and the traffic on this area is also pretty high. Moreover, it is also close to the center of the city and you can get many state run buses from here to ther other parts of the city. The secunderabad Railway station is only 8 km from here.

Hey the proposed Hyderabad- Warangal IT corridor is about to come up near Uppal. It is a great way to boost the development of this area. It already has good infrastructure but this proposed IT corridor will only increase the price around that area too!

Not only that, the Hyderabad Metro Rail that is about to come here in uppal will be a growth drive for the area and im sure that it will increase the real estate sector of Uppal. Investement here and buying some land here can get you some great returns in the future.

Hey Uppal is one of the biggest residential areas in Hyderabad. You get many residential properties here to stay and it is close to many IT companies like Infosys and Genpact. It is pretty developed in terms of social infrastructure too.
