Q: Hello friends, i and my partner are planning to move to Kachiguda in the next few months and I want to know a few details about this area. How is this locality in general? Please give me an overview
The place is densely populated and almost is full, but in case you are looking for apartments to reside in, then you can check out the Mytri residency, Vamsiram Jyothi BRKR residncy, Pranav Gokulam Dham and Moghul Millenium that are around. maybe you will find something that you like.
Very good area. Safety is also not an issue here. There is a major Police Station here, the Kacheguda Police Station and they are on patrol all the time. Also, being close to commercial places like Sultan Bazar and having a railway station in it, this area is never lonely.
Apart from the Railway Station, Kachiguda also has the Hyderabad Metro Rail coming up near it.Construction has already started. So I think this will increase the demand for the area more. The price will increase of the real estate in this area.
See kachiguda is one of the most prominent areas in Hyderabad with the area falling over along the State Highway 202 and also close to the National highway No. 9, that is the Mumbai Highway. so you dont have to think twice before investing here,
Most of the places around kachiguda are commercial complexes. It is a thriving shopping/ business area and you can even own a business here if you are interested. I think the price for commercial space in kachiguda is around Rs 6000 for office spaces and for shops, it is around Rs 6,200. Rent will be around Rs 14 for shops and 23 Rs for offices. It was this much in 2013, i am not sure how much it is now.
Hey you can even rent places here. The average rental price for apartments here is around 10 Rs and for houses, it is around 13 rs. You can get a good 2 bhk house for rent at around 10,000 Rs per month.
I think the present real estate price in kachiguda right now is around 3,800 to 4,200 rupees per sq ft for apartments. For residential plots and layouts, it is around 2,600 rupees. It is a bit more than the city's average. But the area is well developed and has good connectivity too. So i think it is reasonable.
If you are moving to Kachiguda, then you dont have to worry about the connectivity at all! This place has the best connectivity with the Kachiguda Railway station less than 1 km away. Kachiguda railway station is a major rail access. And apart from that, you have the regular state buses too, which will take you to the oether parts of the city.
Hey Kachiguda is a suitable place to live in with your family. It has got good schools around like the Hyderabad School, The Shantineketan School and ambridge high school are situated nearby and the some really reputed hospitals like Medwin hospitals and Woodlands hospitals.
